Let’s say a place comes available in a gated community with golf course, close to high-end shopping and dining and minutes from the Atlantic Ocean.

Moreover, the lease turns out be two-thirds the rate for rentals on nearby Kiawah and Seabrook islands. Sound intriguing?

That’s the pitch behind 7216 Indigo Hall. The one-story villa is in the Kiawah Island Estates neighborhood a mile north of the access roads to Seabrook and Kiawah. It offers amenities, such as golf and swimming, that can be found on the close-by islands, property owner Teresa Smith says.

Rent for the unfurnished 1,150-square-foot residence is $1,250 a month. It’s a long-term, year’s lease. Smith says she will begin villa showings March 3-5.

“I think that’s one of the greatest things about it, a mile from Seabrook Island, a little more to Kiawah,” says Smith, who is handling lease arrangements. “You can pedal to Freshfields (shopping) Village.” And Beachwalker Park, which has public beach access, is located on Kiawah Island.

According to Smith’s listing, the two-bedroom, two-bath residence would be well-suited to a “retiree or busy professional seeking the resort life.”

The property, an end unit, comes with a porch; Plenty of natural light enters through the windows.

Along with an open floor plan, interior baubles include nine-foot ceilings; living room hardwoods and ceramic tile; carpeting in the bedrooms; washer-dryer; and an oven, microwave, refrigerator with icemaker and granite countertops in the kitchen.

Kiawah Island Estates has its share of attractions. There’s a crabbing dock, private swimming pool and workout center. Wildlife is a common sight in the neighborhood, which has a natural setting with protective covenants.

Oak Point Golf Club, located within the community, adjoins the villa complex. Open to the public, the course also offers memberships with benefits such as preferred tee times.

Indigo Hall has villas in each of three buildings. The buildings, which have elevators, are three stories tall. Also included with the lease are basic cable TV and water and sewer service.

Smith says the lease is quite a bit lower than rentals on the nearby resort islands. “I think it’s a reasonable price,” she says.

The villa is just inside the entrance gate to Kiawah Island Estates. From Folly Road, turn right on Maybank Highway and cross the Stono River to Johns Island. Proceed to the Main-Bohicket roads traffic light and take a left on Bohicket. Follow the road to four-lane Betsy Kerrison Parkway. Shortly before the Seabrook-Kiawah road split, take a left on Hope Plantation Road into Kiawah Island Estates. On the left is Indigo Hall, and 7216 Indigo Hall is on the first level.
