Tickling the Intracoastal Waterway minutes from downtown, Riverside Waterfront Villas rarely finds its handful of condos up for sale.
Residents purchase the swanky properties and hold onto them. So, on the few occasions a unit does open up, it's a big event.
"This is the first time a three bedroom, three-and-a-half bath model has come on the market in 10 years," says Dorothy Morgan, Realtor with Carolina One Real Estate and listing agent for 150 Wappoo Creek Drive, Unit 14.
The 2,050-square-foot condo, which dates to 1987, stands as one of 15 units at Riverside. It also shares a dock on Wappoo Cut.
Unit 14 carries a $599,000 asking price.
"Most everything's redone" by the owners, Morgan says. "They take really good care (of the property)."
Wide windows open up the master bedroom, living quarters and dining room, providing brilliant sights of the waterway. "It is a great view," says Paulette Getz, who owns the condo with her husband. "That's one of the premiums," she says.
Among other highlights, the condo sports "spacious" bedrooms with private bathrooms and large closets. There's also plenty of storage space, Morgan says, including a 181-square-foot walk-in attic and an outside closet. The condo also houses a half bath and laundry room.
According to Morgan, the three-floor split level residence would be amicable as either a primary or secondary dwelling and could wind up as a deal for a variety of buyer types.
"It could be young professionals, second home, (boating) people who want to be on the water," the agent says. "This is so quiet back here; It's very private," she notes.
At the same time, guests "come to visit a lot," Getz says. The couple has lived in a number of resort communities from Florida to Puerto Vallarta, Mexico. With the Charleston locale, "People come in, they stay," she says.
Morgan's real estate listing describes even more attractions at 150 Wappoo Creek Drive, Unit 14:
- There's an elevator for easy access from the parking lot.
- Stainless steel appliances and upper end countertops highlight the cozy kitchen, situated next to the dining room.
- The master suite sports a shower and garden tub, large walk in closet and wide patio overlooking the surrounding greenery and water.
- A wood burning fireplace sets off the living room, which likewise hosts a sprawling deck "to watch the boats coming and going" through the ICW.
- The private dock on Wappoo Cut contains six slips, and a boat ramp is close by.
- The $500 monthly regime covers maintenance and exterior insurance including flood insurance.
Yet another perk relates to the property's proximate location to recreational and out-on-the-town pursuits.
The condo's "just so close to downtown, and the beach at Folly," Morgan says, noting that it sits three miles from peninsular Charleston, hospitals, fine dining and shopping.
Most significant, however, is the property's exclusiveness.
"This is a great opportunity to purchase the only available condo in this neighborhood," Morgan says in her listing. "It's a hidden gem."
The condo sits toward the western edge of Riverside Waterfront Villas. Heading south, get on the Crosstown in Charleston and cross the Ashley River Bridge. Bear left onto Folly Road. Take Folly across the Wappoo bridge and turn right on Maybank Highway. Make a right at the traffic light to Wappoo Creek Drive. Wind around for less than a mile to the back of the neighborhood. Ahead is Riverside Waterfront Villas, Unit 14.
