A golf course, tennis courts, swimming pool and clubhouse mark Pine Forest Country Club as an active community - including for couples with children.

So when a two-story house on a .4 of an acre yard with three bedrooms and bonus space goes up for sale, the general thinking would be that the property works well for a family.

Jim Hamilton, Realtor with ReMax Pro Realty Pratt & Co., agrees. Yet he believes the house casts a wider net for possible buyers.

"Yeah, I think it's an excellent family home," he says. "But I think it could work for anybody. It has the master bedroom on the first floor," which can prove popular with seniors, he says.

The 2,324-square-foot house, situated at 100 Spyglass Hill Court in Summerville, lists for $279,900.

Hamilton, the listing agent, believes the freshly painted house offers a host of perks whether for a family or couple. For instance, the property sports an open rear deck as well as a screened-in porch. "I think that's a real plus," he says.

Wood floors cover most of the downstairs other than the carpeted bedroom, which highlights a tray ceiling and has access to the deck. The bedroom touts a private bath with jetted tub and separate shower as well as a walk-in closet.

A vaulted ceiling opens up the great room, which also packs a large fireplace with ceramic tile surround and wood mantel.

The roomy kitchen showcases refinished cabinets and updated appliances such as a four-burner stove, range, dishwasher, refrigerator and microwave. Natural gas supplies heat for the house, cooking and water. Off the kitchen stands the formal dining room, breakfast area and "niche office with Internet and telephone connections."

The stairs sport wooden balusters on the hand railings to spruce up their looks. Two good sized bedrooms with tiled-floored bathroom greet people on the upper floor as well as the "nice large" finished room over the second car garage. Hamilton says the bonus space could be used as a bedroom or media room.

"We certainly don't think about homes for specific users," Hamilton says. The 100 Spyglass Hill Court residence would be fitting for families, empty nesters and retirees "particularly with the flexibility of the first floor master (bedroom and bath)," he says.

Country club memberships are available for golf, tennis and swimming. "You are close to the club, an easy bike ride" to tennis or other attractions, Hamilton points out.

The Realtor says the $279,900 price tag is reflective of the moderately strong market. "I think the prices have been stable. We are seeing some real good prices in the neighborhood, both new construction and resales," he says.

Hamilton says the house has been "on the market a little while. We are really hopeful with the start of the new year."

The house benefits from its location on a "double cul de sac," Hamilton says. There's a loop at 100 Spyglass Hill Court and one at the end of Bellerive Lane a block away. From the south, take Interstate 26 to exit 199A at Main Street in Summerville. Follow Main Street into downtown and make a right on Richardson Avenue. Go two blocks and steer left on Central Avenue. Continue on Central Avenue for a couple of miles, then veer right at the fork onto Butternut Road. Pine Forest is ahead on the right. Turn right on Congressional Boulevard and pass by the clubhouse and swimming pool. Take a right on Glen Abbey Drive, then make the first right on Bellerive. Ahead on the right corner is 100 Spyglass Hill Court.
