401 Simmons Ave. - Recently constructed house in central Summerville boasts quiet neighborhood, interior perks

The roadway through central Summerville winds westward past streets of pine and oak, century-old homes, isolated ponds. Ahead: wide, secluded Simmons Avenue.

Located to the south of Central Avenue, the age-old street stands as a broad mix of larger two-story homes, brick ranch houses and smaller clapboard residences.

Then, appearing on the left, is the unexpected: an all-new home at 401 Simmons Ave. with trim red shutters and a large fenced yard.

The 1,500 square foot house, on the market for $194,000, stands two stories. There's a small back patio, carpeted bedrooms and living quarters inside, a sizable updated kitchen and formal dining room.

The project investor, Ecovest Development LLC, typically lines up home construction in moderately priced rebounding neighborhoods. "We normally attract young professionals," says Sherry Brown, broker associate with The Goodwin Group and listing agent at 401 Simmons Ave. "Here, we've been showing it to folks looking to downsize. I think it would be a great starter home," she adds.

Brown is involved in Ecovest and has marketed and sold homes for the company in Brightwood in the Cainhoy area among other neighborhoods.

The agent is upbeat about 401 Simmons Ave. Here's how she describes the Summerville residence in her listing.

The house can be considered "brand new construction," with more than $20,000 in bonus features included, Brown says.

It's a three bedroom, two-and-a-half bath home in the desired Summerville area near the historic district. The home is in walking distance or a short bike ride to downtown, which features quaint stores and home-town restaurants.

She says, "This open floor plan has a dining room and a large kitchen that flows to the great room. The breakfast area has sliding doors that lead to the huge fenced-in back yard." Brown cites the custom 42-inch cabinets, granite countertops and wood floors throughout the downstairs. The powder room on the first floor sports a pedestal sink.

"The spacious master bedroom upstairs," she says, "has vaulted ceilings, a walk-in closet, a luxury tiled bath with a 60-inch garden tub, a large vanity with granite tops and dual sinks and a linen closet.

"Upstairs, the bedrooms are well-proportioned and the main bath is complete with granite counters and tile floors. The walk-in laundry is also located on the second floor. Designers lighting, fans in living and master rooms, all complement this well-built home," she says.

In a convenient feature, the room temperature can be controlled upstairs and down.

She says the house offers "incomparable value, quality and opulence in this price point." There's also $3,000 of closing costs paid if the buyer uses the seller's preferred lender and attorney.

"This home is a must see and move in ready," Brown says.

The real estate agent will host an open house today 11 a.m.-2 p.m. at 401 Simmons Ave.

The house sits toward the upper end of Simmons Avenue. Traveling north and west, take Interstate 26 to exit 199A for Main Street in Summerville. Once on Main Street, head into downtown. Make a right at Richardson Avenue, then steer left onto Central Avenue. Follow Central for about a mile and turn left onto Simmons Avenue. Proceed a couple of blocks. Ahead on the left at the corner of Simmons and Peters avenues is 401 Simmons Ave.
