Real Estate News - Local manufactured housing neighborhood named tops in South Carolina; master planned village hosts family day

The top manufactured housing village in the state this year boasts eco-friendly properties at modest prices, not to mention an appealing Ladson layout.

Southern Palms, a nearly 150-home neighborhood off Jamison Road, garnered the 2014 Community of the Year award. The Manufactured Housing Institute of South Carolina presented the trophy earlier this spring.

The trade group made its choice based on statewide balloting of its more than 600 state, regional and national member-companies.

"Southern Palms is as attractive as any neighborhood in the state, but residents get more home for the money because of the efficiency of the factory home construction," says Mark Dillard, executive director.

Operated by Connecticut-based Jensen Communities, the gated community of manufactured homes sits between the town of Summerville and the city of North Charleston. Features include a clubhouse, outdoor swimming pool, fitness room and putting green. Southern Palms is designated for people 55 and over, according to the community.

Its parent Jensen Inc. runs manufactured housing neighborhoods in eight states: New Hampshire, New York, Connecticut, New Jersey, Maryland, North Carolina, Georgia and South Carolina, where it oversees four villages. Southern Palms opened in 1983. Kristian Jensen III serves as president and chief executive of the family-owned business.

The state manufactured-housing group bases its community award on such criteria as progressive marketing, ethical business practices and community involvement. Dillard says Southern Palms' use of upscale, attractive, energy-efficient manufactured homes impressed the membership.

According to the institute, the same quality home can be built at a lower cost per square foot because of "rain-or-shine production" and given that builders can buy materials in large quantities. Homes are delivered in sections and assembled on-site, the group says.

The award singled out a few officers and employees, notably Shirley Shamblin, manager of Southern Palms; sales associate Joanne Polston; Joe Esposito, vice president of Southern Operations; Jennifer Dantzler, office assistant; and Charles Davis, utility maintenance.

A jump castle, giant slide, home tours and a farmers market are among the range of attractions at a Summerville area master community's public fest Sunday.

The second yearly "Street Party at the Village Green" will take place noon to 3 Carnes Crossroads. On tap will be "food, entertainment and activities for residents and visitors of all ages," according to host Carnes Crossroads Real Estate.

"Our Street Party is a great opportunity for folks to come to Carnes Crossroads and get a taste of the community that is developing here," says Chuck Buck, broker-in-charge.

The event is also a fundraiser for Helping Hands of Goose Creek. Carnes Crossroads Real Estate will help the local nonprofit collect items for its food bank. Visitors are invited to bring donations of canned food and dry goods.

According to Carnes Crossroad Real Estate, festivities include:

-A farmers' market at the restored Green Barn, featuring fresh produce and handmade crafts from local vendors.

-Train rides, giant slide and jump castle for kids and cornhole and bocce for "the entire family" on the Village Green.

-Food from the Daniel Island Grill and Holy Chow food trucks.

-Radio personalities providing music and entertainment on site.

-Visitors touring furnished homes on Model Row and exploring move-in ready homes from each of the Carnes Crossroads builders in a "Tour of Porches" featuring live music. Sponsors are neighborhood builders' Ashton Woods Homes, David Weekley Homes, Eastwood Homes and Sabal Homes.

A 2,300-acre master planned community, Carnes Crossroads has evolved into a residential and commercial center for Summerville and Goose Creek, developers say. The ownership team behind the neighborhood is also responsible for Daniel Island in Charleston.

Carnes Crossroads stands off North Main Street (U.S. Highway 17A), with the entrance at First Avenue. From Interstate 26, take exit 199 and proceed three miles east. Admission and parking are free.

Try picturing a quiet neighborhood with upscale homes that's just a few blocks from Northwoods Mall. Or better yet, go to it in person.

The "highly anticipated" Eagle Landing community launched sales about a month ago in Hanahan, according to builder D.R. Horton.

The neighborhood stands off Rivers Avenue and Eagle Landing Boulevard. D.R. Horton recently finished a luxury model home, the McCall II, that's decorated for visitors. According to the builder, the sales model will be open 10 a.m.-6 p.m. Monday- Saturday and noon to 6 p.m. Sunday.

D.R. Horton intends to complete 66 upper end homes in Eagle Landing, ranging in size from 1,920 to more than 4,000 square feet and priced from $256,900. The well-appointed homes boast granite kitchen counter tops, tank-less water heaters, raised foundations and fiber cement siding.

According to the builder, the neighborhood is located close to the mall, shopping centers, dining and places to work along Rivers Avenue or connecting thoroughfares such as Interstate 26.

"We are literally only two miles from the I-26 exit so you can be in Charleston or Summerville in minutes," says Josh Donovan, sales counselor for D.R. Horton. Hanahan's elementary, middle and high schools all are within three miles of Eagle Landing, the company says.
