The attractions at Alexan Wellborn Village apartments are ample – a large swimming pool, gas grilles, fitness center, billiards room and outdoor kitchen with TV and fireplace.
Rentals are roomy: the one-, two- and three-bedroom units come with 9-foot ceilings, screened porches and black-exterior refrigerator, stove, microwave and dishwasher in the kitchens.
And the placement is convenient – just off Ladson Road. “We have a prime location, close to Summerville and North Charleston and two miles from Interstate 26,” says Ann Isgett, property manager.
Yet if that’s still not appealing, you are free to leave.
The 312-unit complex, which opened in October 2007, has a policy that allows tenants to move out if they are not happy with their unit or the complex, Isgett says. The 30-day “satisfaction guarantee” indicates that developer Trammell Crow and management company Dallas-based Riverstone Residential place a lot of confidence in the property and its staff.
Alexan Wellborn Village has attracted a good crop of renters. “We really have a nice mix, some of your professionals, we have some military, a few from Cummins (engine) and Force Protection, young and old alike,” Isgett says. “Occupancy has been increasing. We are currently at 87 percent,” she says.
There are 13 apartment buildings, all three stories. Each structure has 24 apartments. Tenants can choose from 156 two-bedroom rentals, 132 one-bedroom units and 24 three-bedroom suites. One-bedroom units start at 780 square feet, two-bedroom rentals are 1,060 square feet and up and the three-bedroom options are 1,260 square feet.
Prices begin at $745 a month for one bedroom, $890 a month for two bedrooms and $1,110 for three bedrooms. Tenants pay a premium to rent ground-floor units.
Alexan Wellborn Village offers five models: the one-bedroom Laurel and Myrtle, two-bedroom Dogwood and Azalea and three-bedroom Magnolia.
Inside, the units are architecturally eye-catching, with open layouts, angular-shaped rooms and textured walls. Standard features include washer and dryer connections, large closets and pre-wiring for ceiling fans in the master bedroom. Another perk: “We do allow accent walls to be painted,” she says.
Tenants pay a security deposit, which is based on credit standing but can be a little as $150, she says. There are 52 detached garages, which are available for a fee.
The rental village offers several services in addition to the satisfaction guarantee, Any maintenance problem or related issue will be addressed within 24 hours. Through various contacts, the complex is able to work out agreements so that tenants pay for insurance and other services at reduced rates.
Isgett, a 20-year veteran of the property management business, became the manager of Alexan Wellborn Village a few months after the complex opened, “We think it’s a fabulous product,” she says.

To get to the apartments, take Interstate 26 to U.S. Highway 78. Head north on Highway 78, then make a left onto Ladson Road. Alexan Wellborn Village is less than two miles ahead on the left.
