Once in awhile, properties emerge that make for natural primary residences even if they've been used as second homes in the past.
Such versatility marks 1202 Gregorie Commons, an elevated three story house on the market in the Rushland neighborhood on Johns Island. The property lists for $599,900, says Charles Baarcke, Realtor with McAlister Preferred Properties in Mount Pleasant.
The 2,936-square-foot house near the Stono River originally served as the sales model for the Rushland community, situated between River Road and the Stono.
Built in 2004, the Charleston single-style home boasts the trappings of family living. It includes three bedrooms and two-and-a-half baths, large living quarters with hardwood floors and double wraparound porches "that take advantage of beautiful river views and breezes," he says.
The house, Baarcke says, exudes a Charleston feel: Hardwood floors, wainscoting, crown molding, bead board siding and a metal roof distinguish the decade-old residence. A two-bay garage underneath the occupied quarters, meanwhile, provides ample storage space.
Up a flight of steps is the main level. A foyer marks the home entrance, and a cozy den stands to the left. The house further opens to a spacious living room touting a gas fireplace and an attached dining room offering views of the marsh and river. Doors open to the sprawling deck.
Stainless steel appliances, granite countertops and oversized cabinets accentuate the high-end kitchen toward the back of the house. A breakfast nook ties into the kitchen, which can access the back porch. Off the breakfast area stands a laundry room.
The second level hosts a master suite with spacious bedroom and large bathroom containing a shower, whirlpool tub and double vanities. Two guest bedrooms share a Jack and Jill bath complete with jetted tub. Bedrooms open up to porches.
The custom-built residence shows off a flexible top level. "The third floor is a wonderful space that can accommodate a wide range of uses - a media room, office, playroom - or could be converted to a fourth bedroom with the addition of a full bath," Baarcke says in the listing write-up.
He also trumpets the Rushland neighborhood.
Surrounded by marshes and a 500-acre wildlife conservancy, Rushland showcases numerous trails and paths for golf carts and exercise, he says. The family-friendly village displays a swimming pool, clubhouse, community dock and a separate shared dock for 10 homesites on Gregorie Commons. A neighborhood architectural review board oversees conservation guidelines.
The 1202 Gregorie Commons residence sits on a .29 acre lot, and the property holders also own the adjacent homesite. As a result, the house at present delivers unobstructed water and marsh views.
The owners, who have used the property as a second home, keep the residence in tip-top shape. They've handled renovations such as painting exterior decks, porches and trim in 2013; and installing a new heating, ventilation and air conditioning system on the second floor in June, according to the listing write-up.
The house went up for sale a few months ago. "We've had some showings," Baarcke says, noting that the house would attract retirees and families among other buyer groups.
During the housing slowdown, Rushland struggled for awhile in terms of new-home building. But the Johns Island enclave now shows quite a bit of activity, including five homes under construction and a sixth one "prepping," Baarcke says. "It's really gaining steam," he says.
Rising four levels including the ground floor garage, the house sits on the community's northern side. Heading west from James Island, take Maybank Highway across the Stono River Bridge. Turn right on River Road and proceed close to a mile to Rushland Landing Road. Turn right and continue to the fourth right, which is Gregorie Commons. On the right is 1202 Gregorie Commons.
