1409 Gangway Cut — Three-tier home in Dunes West built in 2013 provides modern conveniences, natural surroundings

The residential street bends past a pond, then intersects with a short lane and cul de sac showcasing three houses on the northern side of gated Dunes West.

One of those columned homes, marked by a light green Rainbow Row like hue, sits on a moderate sized lot backing up to the lagoon. There’s a lengthy driveway that curves to the two-car garage.

Located in The Harbor section of Dunes West, the residence appears sizable but not super big from the outside. Yet inside, the 3,571-square-foot house encompasses up to six bedrooms and five full baths on three levels.

The unassumingly broad property rises at 1409 Gangway Cut in upper Mount Pleasant. Built two years ago, the house — owned by a family that’s relocating for business reasons — is on the market for $625,000.

“I think this would work for a blended family, or extra space. It has a lot of versatility,” says Behren Kittrell, owner of Charleston Flat Fee Real Estate and listing agent for the East Cooper home.

Whether it’s a deep coat closet under the stairwell or an ample second floor laundry room, no space is wasted.

“There’s a great flow,” she says, noting that the house is suited for entertaining.

At the same time, 1409 Gangway Cut sports a slew of attractions, including:

- A private guest room on the first floor with full bath.

- Mahogany-stained oak hardwood floors.

- Second-floor study, raised two steps, with backyard views. “I really love this room,” Kittrell says. It’s “a great size (and) designed to be a den.”

- Side entry garage, which is less visible.

The property contains an ample pie-shaped backyard that edges the pond. A fence could be built if the buyer wanted, she says.

In her listing, Kittrell describes the 18-month-old house as equal parts contemporary and traditional.

The property would work for someone who favors new construction but needs to move into a home right away.

Also, the “flexible” floor plan gives an owner five or six bedrooms — “you decide,” she says.

Kittrell cites the “high end accents” at 1409 Gangway Cut and how a screened porch overlooking the small, neighborhood pond complements the home.

Highlighting the open first floor are the formal dining room and living room, on either side of the foyer.

She notes the “stylish” kitchen with oversized island and breakfast bar, granite countertops and stainless steel appliances.

According to Kittrell, “an informal dining area … really blends well with the cozy family room,” which shows off a fireplace and flat screen TV.

Along with the separate raised den, laundry room and master suite, there are three other bedrooms on the second floor. Two bedrooms and the den share a bath, while the third bedroom has vaulted ceilings.

Even with all the inside space, 1409 Gangway Cut would be suitable for a couple, particularly with an extended family. The house is “nice for an empty nester. Everyone wants to come and visit,” Kittrell says.

The property is located fairly close to Wagner Creek. From the west, take U.S. Highway 17 through Mount Pleasant. Turn left on S.C. Highway 41 and follow the highway for about three miles. Make a right at the second gate into Dunes West. Once through the security stand, stay left on Harpers Ferry Way. Take a right on Ayers Plantation Way, then rights on Yachtsman’s Way, River Vista Way, Whisker Pole Lane and Gangway Cut. On the right is 1409 Gangway Cut.
