The rental village that’s emerging off Carolina Bay Drive goes a long way to tapping into today’s high-tech-savvy tenant mix.
• A trio of iMacs stand free for use at the executive business center.
• Fitness center treadmills link to a website that permits users to log their times and race against fellow exercisers. The gym further displays wall iPads that tenants can scroll through, checking out news or playing electronic games.
• Residents can indulge in concoctions in the Starbucks coffee corner or pick out drinks or delectables at the “candy bar.”
• A perk is “valet trash,” where tenants daily leave their bags outside the door for disposal by the staff.
The West Ashley apartment neighborhood, Element at Carolina Bay, launched its leasing program in July. A host of tenants have moved into the apartment village, located within the larger Carolina Bay master planned community.
“A lot of people are moving to Charleston,” says Claire Everett, community manager. “It’s been great actually.”
The community, slated for 276 rental units when completed, opened amenities such as a saltwater swimming pool and deck, outdoor bar and gazebo, custom grilling station, billiards table in the clubhouse and indoor-outdoor fireplace. Next on the way will be a pet playground.
Element at Carolina Bay showcases 13 floor plans priced from $990 to $1,475 a month.
Leasing rates, says Everett, are “less than downtown and Mount Pleasant. West Ashley is growing,” she says.
One bedroom units sized at 810 and 972 square feet respectively are the Rutledge and the Bowen. The nine two-bedroom options are the 1,205-square-foot Edisto and the Edisto with bay window and with bay window and sunroom, each 1,217 square feet; the 1,224-square-foot Meeting and the Meeting with a bay window and bay window with sunroom, each 1,236 square feet; the 1,323-square-foot Sullivan; and the 1,257-square-foot Chalmers first level and 1,394-square-foot Chalmers second level.
The three bedroom offerings are the 1,431-square-foot Seabrook and the 1,419-square-foot Seabrook with a sunroom.
“All the apartments have (kitchen) granite countertops and stainless steel appliances,” Everett says. Washers and dryers are included with every unit as are digital thermostats, she says. Wood plank flooring and nine-foot ceilings characterize the apartments. Track lighting runs overhead in the kitchens, while accent walls and carpeting highlight bedrooms.
Four buildings opened this year in Element at Carolina Bay totaling 64 apartment homes. The community will have 14 buildings when completed. It’s scheduled to be finished by spring 2014.
Greystar manages Element at Carolina Bay. Childress Klein Properties, a commercial developer based in Atlanta and Charlotte, bankrolled Element at Carolina Bay in its first residential endeavor.
The manager says tenants arrive from all over. “We see a lot of people moving from out of state. We’ve seen Nevada, Ohio, California. They are coming for jobs here in Charleston,” Everett says, noting that the tenants include Boeing employees and Teachers of America staffers.
Element at Carolina Bay will hold its first social event today, a pool party with the 95SX radio van on hand.
“I think just being in a neighborhood sets us apart,” Everett says.
The apartment community stands about a mile within the Carolina Bay neighborhood. Heading west, take Savannah Highway (U.S. Highway 17 South). Travel about seven miles to a traffic light at Carolina Bay. Make a right on Carolina Bay Drive. Continue on the drive, following signs for the rental village. Turn right on Parklawn Drive. Ahead is Element at Carolina Bay, 1500 Parklawn Drive.
