112 Cainhoy Landing Road - Priced at a bargain, prodigious house near Wando River features ornate interior due for makeover

First, look what's offered.

That would be an 8,981 square foot two-story home on close to an acre, six bedrooms, six full baths, Insulated Concrete Form construction, along the marsh near the Wando River.

Then consider that the property, which also contains a 500-square-foot guest house with three-bay open garage, appraised six years ago for $3,250,000.

Now mull over the list price, a thousand dollars shy of $1.1 million.

"It has a lot of potential," says Susan Aviles, agent with Aviles Real Estate Brokerage. She's listing 112 Cainhoy Landing Road in Berkeley County.

Built in 1999, the columned residence with curved exterior staircase offers a commanding presence. The builder-owner crafted the traditional style house, located off Clements Ferry Road not far from the Wando River Bridge.

The property's location provides perks, says Gil Aviles, likewise a Realtor with Aviles Real Estate Brokerage. Transportation agency plans call for replacing the antiquated Wando River Bridge a couple of miles east with a new multilane span. Also, Berkeley County School District intends to build a new high school a few miles west on Clements Ferry Road.

The 112 Cainhoy Landing Road property opens to a clearing beyond trees and shrubs. Stairs lead to the front porch. Once inside, the residence displays an elegant style with columns marking rooms and serving as guideposts through the house.

"There's a lot of crown molding, beautiful details," Susan Aviles says. Oak and slate floors mark the main rooms. Ceilings are 11-12 foot high. There's an outdoor grill that's been used for oyster roasts, Gil Aviles says.

However, the house appears a little frayed at the edges. "It needs to be renovated," Susan Aviles says.

According to the Aviles Real Estate listing write-up, the "elegantly positioned" home was custom built for "sophisticated living, environmental friendliness, strength and energy efficiency."

The house can support a dock that would connect to a deep tidal creek or to a shallow creek with direct access to the Wando River, Gil Aviles says.

Another plus is the home's solid construction. According to the listing, the Insulated Concrete Form technology is "a green, sustainable building system" that delivers an energy efficient, structurally tough foundation/wall with superior fire resistance and sound suppression. There's a life warranty on the hurricane resistant windows.

Based on the listing, the main entrance "leads to inspiring architectural elements throughout the home." It sports a front parlor, great room, music room, formal dining room and butler's pantry.

"The chef's dream kitchen boasts an oversized island, breakfast area surrounded by windows plus a walk-in pantry," the listing says. The culinary area houses top-end appliances such as Sub-Zero refrigerator with side by side freezer, six burner Wolf range and granite countertop.

Meanwhile, a dual master suite shows off a library, walk-in closets, whirlpool tub and separate shower, according to the listing.

The guest house, which can be used as a mother-in-law suite, touts a private kitchen with two bedrooms, bath, multipurpose room and laundry.

Other notable features in the main house include:

- Forty-five year architectural roof.

Susan Aviles says the 112 Cainhoy Landing Road "estate" lends itself to a number of buyer types. "Somebody might want to sit on it and wait for the market to return," she says. An older couple might prefer a place with many bedrooms because "they have a lot of grandchildren." Or an out-of-towner could be ready to retire and desires a residence in greater Charleston.

The immense house stands among a small grouping of luxury homes on the marshfront in Cainhoy Landing, which Gil Aviles described as "a very quiet neighborhood."

It's only15 miles to the beaches and 18 miles to downtown Charleston, the Aviles' say.

The property's situated on the south end of Cainhoy Landiing. Traveling north, take U.S. Highway 17 in Mount Pleasant to S.C. Highway 41. Turn left on Highway 41 and follow it for about four miles, crossing the Wando River Bridge. Stay left onto Clements Ferry Road. Go about ½ mile and turn left onto Cainhoy Landing Road. Reach a curve, and on the right is 112 Cainhoy Landing.
