Condos planned near new city park

Development activity is heating up around the city of Charleston’s recently completed Gadsdenboro Park (above), where residential condominiums and hotel rooms are in the final planning stages.

A Colorado company that is adding new condominiums in Mount Pleasant has submitted updated plans for residential condo units across the harbor.

East West Partners wants to build a five-story structure with 34 units over parking off Concord Street in downtown Charleston, behind a proposed five-story hotel on nearby Calhoun Street.

Both deals are part of a long-planned redevelopment of about 10 acres near the S.C. Aquarium and the Charleston Maritime Center, where building activity is heating back up.

The city opened its Gadsdenboro Park on the property earlier this year, and the Charleston Housing Authority recently completed Williams Terrace, a 41-unit senior housing project at Laurens and Washington streets. A new office building called 25 Calhoun was opened on the property several years ago.

East West’s proposed condos would face the city’s new park at the former Ansonborough Field site. A new road, called Federal Street, is to run between them.

Each of the first four floors would have eight units. A two-unit penthouse would occupy the top floor.

The plans received approval from the city’s Board of Architectural Review in 2012, but the project was put on hold and is being resubmitted.

The building is one of three projects totaling $150 million that East West is planning or building in the Charleston area.

The company is developing a fourth building at The Tides condo complex at the base of the Ravenel Bridge in Mount Pleasant. The 55-unit structure on Wingo Way is under construction.

At Gadsdenboro Park, East West is planning a second residential structure, but details have not been released yet.

“The company is working with the city and meeting with stakeholders as it moves toward obtaining the proper permits,” spokesman Daniel Brock said. “The final plans and timelines will be announced shortly.”

A hotel originally was considered as part of the first condo project on the north end of Gadsdenboro, but it is now being developed by Columbus, Ohio-based RockBridge LLC. The 100-room inn will be part of Starwood Hotels’ new Tribute Portfolio.

The hotel project is scheduled to go before the Board of Architectural Review this week.

East West Partners previously developed One Vendue Range, a 50-unit condo project in downtown Charleston near Waterfront Park.
