The developer of a commercial real estate project near the gates of Naval Weapons Station has leased a slug of space to two tenants that do business with the defense installation.
Remount Venture LLC said today that Booz Allen Hamilton Inc. and CACI International Inc. have inked long-term deals for a total of 30,470 square feet in Remount Business Park in North Charleston.
The two deals bring the occupancy rate at the development to about 90 percent.
Booz Allen’s current office is on Belle Oaks Drive in North Charleston. CACI’s local branch is on Poston Road in West Ashley.
The information technology and military consulting firms will take space in a newly built structure that until now had been partly occupied by defense contracting giant Science Applications International Corp. SAIC relocated about 240 of its local employees to a 43,000-square-foot space last summer near Remount Road and North Rhett Avenue.
The developer has targeted companies that do business with the numerous federal agencies on the Weapons Station and want offices nearby. For instance, SAIC’s main client is the Space and Naval Warfare Systems Center Atlantic, which develops communication technology behind the gates.
Remount Venture completed its first 200,000-square-foot structure about three years ago.
The second 105,150-square-foot building went up about a year ago.
Work on a third structure with 77,000 square feet is expected to start by the end of the year, the development group said.
When fully built out, the property will total about 400,000 square feet.
Remount Venture is made up of St. Louis-based Clayco Inc., Chicago’s Venture One Real Estate and two local investors: David M. Kirby of First Commercial Partners and Eugene W. Blanton of Landmark Enterprises Inc.
