Builder aims to construct attractive homes in Summerville while avoiding out-of-ballpark prices

When developers launched FieldView in the mid-2000s, the concept was to recreate the look of old Summerville.

Priced at $239,900, the 2,903-square-foot Sweetbay is the model home from Manor House Builders at FieldView.

The neighborhood would have a small town feel with upscale neo-traditional homes laid out on streets named after major league baseball fields such as Comiskey Park, Wrigley Field, Turner Field and Fenway Park.

But changes in the housing market scrambled that lofty goal after just a handful of custom homes were completed. The backers turned to Manor House Builders, which faced the task of designing homes in keeping with the chic appeal but at lunch-pail prices.

At least according to the builder and its sales team, the objective is nearing fruition.

“They tried to keep the exteriors the same,” says Tracey Graham, a Realtor with Prudential Southern Coast Real Estate’s New Homes Group, which is handling sales and marketing for the Manor House homes at FieldView.

Manor House plans to build 30 new homes in the cozy tree-rimmed neighborhood, nestled along West Boundary Street in Summerville. They’re available in six floor plans ranging from 1,982 to 2,903 square feet in size and priced from $229,900 to $244,900. “It’s a great price,” Graham says.

Stainless steel kitchen appliances are an option.

In all, 90 houses will be configured in the neighborhood, which retained its baseball-park street names and has a gazebo where people can sit and chat. D.R. Horton is also building in the community.

Graham says the Lowcountry-style Manor House homes arrive with a bunch of standard features. “We included pretty much everything.”

Floor plans are the Spruce, Poplar, Elm, Sugarberry, Persimmon and Sweetbay, which is the recently unveiled model.

The three-to-five bedroom houses are all two-story dwellings. They feature fiber-cement siding, two-car garages, sodded yards, 9-foot smooth ceilings on the first floor, 42-inch birch cabinets in the kitchen, energy-efficient tankless hot water heaters and a laundry with washer and dryer hookups.

Buyers can install extras, such as hardwood floors, stainless kitchen appliances and screened-in porches. Master suites can be designed with a garden tub and separate shower in the bath.

The neighborhood’s location, just five minutes from downtown Summerville, is a lure, Graham says. “Parks are close by for kids to play (in).” The neighborhood is adjacent to area baseball fields, too. As a result, buyers include families.

Also looking at the homes are Boeing transfers. “That’s exciting,” she says. “I think this is the kind of area for executives.”

The homeowner’s association dues are $400 a year, which includes care of common areas.

A strong point about the Manor House properties are the principals involved, says Linda Collins, broker-in-charge of Summerville-based Prudential Southern Coast Real Estate.

“The builder and the developer are just fine gentlemen,” she says.

Hilton Smith launched Manor House Builders of South Carolina seven years ago with his sons. The builder is an affiliate of Maryland-based, family-owned Manor House Builders. The developer, meanwhile, is connected with Manor House of SC.

“They are still regional builders,” Collins says.

Master bathrooms are available with a garden tub and separate shower.

Another attraction is the city-managed Sawmill Parkway, a walk, jog and bike trail that is being extended beside FieldView, she says.

Yet maybe the top perk is the home values, set around $100 a square foot. “The pricing out here is phenomenal,” Collins says.

To get to FieldView from downtown Charleston, take Interstate 26 west to U.S. Highway 78, which is exit 205. Head north on Highway 78 and take a left on Ladson Road. After about two miles, turn right on Jamison Road, which turns into Miles Road. Turn right at a traffic light on Gahagan Road, then right again on Garbon Road before turning left on West Boundary. The neighborhood is ahead on the left. Once in the community, the Manor House homes are to the right.
