Area Realtor one of ‘30 under 30’, local homes for sale at auction, builder joins Ponds team
William Means agent touted
By one measure, T. Dylan Jones is one of the top brokers in the country who’s still in his 20s.
Jones, a Realtor with William Means Real Estate, has been named one of Realtor Magazine’s “30 Under 30.”
He and the fellow young stars in the real estate industry and were selected from more than 700 applicants nationwide, according to Charleston-based William Means.
The magazine’s editors made selections based on the candidates’ leadership, innovation, and career success. Jones and the other honorees are featured in the June issue of Realtor Magazine, published by the National Association of Realtors.
Jones began his real estate career in 2004 as part of Mount Pleasant’s Hibben at Belle Hall community, where he was on-site sales agent. At William Means, he was recently named a 2009 Realtor of Distinction. He leads the William Means sales team in Hibben.
Jones, who received a bachelor’s of science degree in business administration and finance from the College of Charleston, is a volunteer with Habitat for Humanity.
Sabal Homes to build at The Ponds
Greenwood Communities and Resorts has added another company to its burgeoning list of builders at The Ponds neighborhood in Summerville.

Sabal Homes LLC is a local builder with four Charleston area communities underway and another in the Bluffton area.
“We’re very excited to be joining The Ponds builder team,” says Matt Jones, managing member of Sabal Homes. “The Ponds is a first-class community that we’ve been watching with great interest for quite some time.”
Greenwood Communities and Resorts has been working for the past year to round out the builder offerings at The Ponds. Sabal will fill a price niche in the community, says John Morgan, community manager for The Ponds.
“Our goal was to have new homes available at The Ponds over a wide range of prices,” Morgan says. Home prices at The Ponds now range from $189,900 to more than $500,000.
So far, the strategy seems to be working. Home sales at The Ponds so far this year are nearly triple what they were for all of 2009.
“The economic slowdown has brought reality back to the new home market,” says Morgan, “and we’re responding by providing a new product that represents a great value, while still adhering to our architectural standards. The quality of product and customer service Sabal offers is a great match for The Ponds.”
The Ponds is a 1,950-acre master-planned community set between the town of Summerville and the Ashley River Historic District.

Shorter adds associate
A leasing assistant from Michigan has joined Doug Shorter Property Management Inc. as an associate.
Danielle Ream Nickerson is a licensed property manager from Washington, Mich.
She attended Oakland University, majoring in Business Management.
Nickerson has three years of property management experience as a leasing assistant for a multifamily community in Michigan.
North Charleston-based Doug Shorter Property Management manages single-family and multifamily properties in Berkeley, Charleston and Dorchester counties.
Charlotte company to hold local auctions
A luxury auction firm that sold a beachfront Sullivan’s Island home after an April event is planning two more auctions in the Charleston area on June 8.
Grand Estates Auction Co. is hosting “absolute” auctions, which have no set starting bid or minimum reserve. The company claims that this immediately establishes the true market value and assures a prompt sale that benefits both buyer and seller.
The auctions will be for a 12-acre estate on Wadmalaw Island and four beachfront condominiums featuring rooftop terraces and private courtyards.
At 11 a.m. on Tuesday, the four newly constructed luxury condos will be auctioned on Folly Beach. They feature spacious 3,000-square-foot interiors with four bedroom suites, each with its own private bathroom. According to Grand Estates, the units offer sweeping Atlantic Ocean views from every floor, topped by rooftop terraces reached by spiral staircases from the private courtyards.
The Wadmalaw Estate auction will be at 2 p.m. “The custom-designed, meticulously manicured property is staged among five separate buildings, including a 6,800-square-foot main residence, garage space for nine cars, a guest cottage, staff quarters and a climate-controlled greenhouse,” according to Grand Estates.
The property offers 900 feet of deepwater frontage on the Bohicket River, a 700-foot riverfront boardwalk and a boat dock with a covered lift, floating dock and two personal watercraft floats, Grand Estates says.

Carolina One backs nonprofits

A committee of Carolina One Real Estate recently presented checks to five local nonprofits. In the latest of a periodic event, Carolina One Real Estate recognized five local nonprofits that received charitable donations from the brokerage.
Checks were presented to My Sister’s House, the ASCEND Foundation, Crisis Ministries, Children in Crisis and Palmetto House.
The CORE Charitable Contributions Committee, comprised of Carolina One sales associates, distributes grants to nonprofit organizations in Berkeley, Charleston and Dorchester counties. Established in 2006, the committee consists of one Carolina One agent from each of the 10 tri-county area offices, says committee chair Teresa Hughes.
To date, the group has donated nearly $124,000.

Mungo Cos. ranked 35th largest
One of the largest builders in the country is based in Columbia and has a sizable presence in the Charleston area.
Family-owned The Mungo Companies is ranked the 35th largest builder in the country by Builder magazine, which released the list last month.
Mungo’s ranking in the annual Builder 100 – which is based on total closings for all builders – is up from 38th last year. The company is the parent of Harbor Homes in the Lowcountry.
Builder magazine calls the survival of builders in the tough economic times of 2009 an “heroic effort.”
Principal Steven Mungo says, “We absolutely have had the right staff in place to weather these tough economic times. I applaud everyone for working hard, staying focused and maintaining the level of quality expected by our buyers.”
