Developers of the new Sawyer’s Landing townhomes did more than simply title the community after a noted boulevard and bridge nearby.
They researched the namesake’s legacy.
What they found is Ben Sawyer, South Carolina highway commissioner from 1926 to the 1940s, was known for an ability to get projects accomplished and once lost his office for a time after a spat with the governor. “Ben Sawyer was a very interesting person,” says John Hassell, partner in Turtle Bay Development, which is developing the high-end village.
Sawyer’s Landing, located off Ben Sawyer Boulevard with views of Ben Sawyer Bridge, will have 17 townhomes sized 1,687-2,862 square feet and priced from $699,000 to $989,000. The two- or three-story townhomes have large garages, three to four bedrooms and high-end kitchens. Under a special promotion, elevators will be installed for the first 10 interested buyers.
The townhouses back up to the Intracoastal Waterway and have inverse floor plans to take advantage of the adjacent marsh and waterway, with sights of everything from shore birds to dolphins. “You do get the views,” Hassell says.
A first phase of 14 units are nearly complete with three more townhomes to be constructed later on. Chief neighborhood amenity is a swimming pool with deck to be built this year. Live oaks and palmettos dot the property. The first townhome buyers could move in by the end of next month, Hassell says.
“It’s going to turn out really nice,” says Rick Fain, broker with Dunes Properties, which is handling sales and marketing.
Sawyer’s Landing is conveniently situated. Hassell arranged a deal where buyers can join Wild Dunes resort with all but $9,000 of the initiation fee covered. The Isle of Palms resort is 15 minutes away and offers two golf courses and private beaches among other perks. Downtown Charleston is likewise about a 15 minute drive.
The townhomes differ in size, price and style yet they share some features. There’s crown molding throughout and hardwood floors in the living and dining rooms. Every level has a balcony overlooking the waterway. Kitchens come with stainless steel appliances including refrigerator and oversized cabinets. The first levels have two-car garages. Units have up to three baths with travertine tile floors, showers with dual heads and oil-rubbed bronze faucets. Granite countertops are standards in the kitchens and master bathrooms have jetted tubs. Master bedrooms are large. Electronic perks include structural wiring and surround sound. There’s propane for fireplaces and cooking. Each unit has a washer and dryer hookup.
Townhomes can be tweaked to suit the owner. Space is set aside for elevator shafts, but they can be converted to closets if the buyer doesn’t want a lift. Buyers can pick from various types of hardwoods for the floors such as Brazilian or American cherry, Brazilian ironwood or heart pine, Hassell says.
Backers launched the Sawyer’s Landing marketing effort a few months ago. House hunters are taking notice; six of the dwellings are sold and close to 20 prospects stopped in since the holidays to check out the model or pick up literature. “We are real pleased with the traffic,” Hassell says. “What we are seeing is a mix of empty nesters and people looking for second homes.
“It’s a high profile location.”
To reach Sawyer’s Landing from downtown Charleston, cross the Ravenel Bridge staying to the right to Coleman Boulevard (U.S. Highway 17 Business). Follow Coleman, which becomes Ben Sawyer Boulevard, through Mount Pleasant. Sawyer’s Landing is on the right, just before the causeway to Sullivan’s Island.
