Sounds like a deal here: a family-style dwelling in a private setting, custom built yet priced at a comparative bargain.

Located at 2116 Malcolm Road in Mount Pleasant, the 3,900-square-foot home was built by its owners. Century 21 Waterfront Properties is listing the house for $749,000.

"The house has been shown a lot (to prospective buyers)," says Frank Collins, sales manager and Realtor. "It's a real good price," he says.

The two-story dwelling is in the Masonborough section of Park West - the expansive planned community between S.C. Highway 41, U.S. Highway 17 and the Wando River.

Prospective buyers include families, lured by Park West's generational attractions such as ballfields, community pools and public schools.

Local contractor Brian Paige broke ground on the four bedroom, three-and-a-half bath home in February 2007, and the family moved in not long after. His wife Annabelle Paige helped with the design. The builder and wife paid close attention to detail. "There's a lot of extras in the house," Collins says.

Custom features include archways; large, variously shaped windows; door transoms; 10 foot ceilings downstairs and 9 foot up; crown molding; coffered ceilings; a tumble marble shower floor; bathroom pocket doors and hanging lights in the kitchen. A red metal roof, light green fiber-cement siding and three porches distinguish the exterior.

In another customized effort, the family decided to "bump out" a couple of small rooms as shown on a stock plan to make them more to their liking.

The original plan called for an entirely open deck. Instead, the porch is split between an enclosed section with furniture and open part with a grill. The decking is made of ipe wood. The enclosed porch can be reached from a breakfast room. That in turn leads to the gourmet kitchen, complete with stainless steel refrigerator and stove and granite countertops. The open porch has a door leading from the sunroom, which is off the spacious family room with fireplace. Toward the front of the house are a study and a formal dining room, linked to the kitchen by a walk-in pantry.

The large master bedroom is separated from the entry way by a short hall. Paige crafted a medallion in the center of the ceiling. The bedroom is tied to a long master bathroom with separate shower and jetted tub, which in turn opens into a walk-in closet and then the laundry. A door leads from the laundry back to the front of the house.

At the head of the stairs is a loft, currently being used as a fitness area. It has doors leading to a balcony. One upstairs bedroom is large, as the Paiges pushed out a storage area to make more space. Another bedroom is smaller. A third room which overlooks the pond has a built-in wet bar and is being used as a game room.

Outside, there's a fire pit in the back lawn, which backs up to a pond. The yard is 1/3 acre. There's also a massive three-car garage which has space left over for a work area.

The home is on a side street in Park West's Masonborough village, toward the northeast corner of the planned development. "It's very private back here," Collins says.

To get to 2116 Malcolm Road, take S.C. Highway 17 north into Mount Pleasant. Turn left at the Park West entry and continue to the second traffic circle. Start into the roundabout and bear right on Grey Marsh Road. Turn left on West Canning at the Masonborough sign. Continue on Canning to Malcolm and turn right. The house is on the right.
