Lately, business partners Grant Zinkon and Adam Baslow have grown familiar with The Links at Stono Ferry.

"We both like golf," Zinkon points out.

Yet, they rarely if ever smack a drive down the fairway, sky a short iron onto the green and hole the putt - or, for that matter, hook and slice the ball all over the map, land in scores of hazards and miss-hit every shot longer than a tap-in.

There's a reason: They're homebuilders. Not that they don't enjoy playing golf, but their treks to the course in Hollywood are to inspect lots, ready them for construction and work with authorities to beautify those landscaped zones where the golf holes end and properties begin.

"It looks like a big back yard," Zinkon says, describing a golf course green or fairway.

The contractors, who head up James Island-based New Leaf Builders, are among the many hundreds of people in the Lowcountry involved in the real estate side of golf, from framing and listing houses in neighborhoods and resorts surrounding two dozen or more courses locally to owning or trying to buy homes in those very same communities.

Terri Ledford knows first-hand what it's like to live on a golf hole. She's selling a 2,400-square-foot split-level house on the 18th tee at Crowfield Golf and Country Club.

"It's a beautiful home, very versatile, great for a family, a live-in nanny or frequent family visits," she says. Features include four bedrooms, three baths and master suites upstairs and downstairs. "My friends always refer to the house as 'Terri's B & B' (Bed & Breakfast)."

The course-side house at 103 N. Gateshead Crossing offers all the treats such as great views of the grass, water and old plantation ruins, with none of the potential irritants such as errant golf balls flying into the yard, Ledford says.

The house stands adjacent to the tee box, so a golfer would practically have to hit the ball sideways to wind up in the yard.

"My son used to say, if the ball comes in this yard, they better hang up their gloves," she says.

Jackie Lawson, Realtor with AgentOwned Realty, is marketing the property.

"We've got it priced right," she says. Located in The Hamlets at Crowfield, it lists for $289,900. Even so, "We've not had a lot of showings."

Lawson says proximity to the course might play a role. "Some people with families don't want to be right there," she says. "You don't have privacy features." But she adds, "I don't think it's making that much of a difference."

The agent has become more upbeat in recent days. "It's a very nice house. We seem to be getting close," she says.

Over at Stono Ferry, local company New Leaf Builders bought seven lots recently. While it wasn't planned that way, the home sites are all on the golf course. "It kind of evolved this way," Zinkon says. "We just liked these lots."

The lots are around one-third acre, and homes are priced in the $400,000s. Home groundbreakings should start in the next couple of weeks. "Stono's a good spot," he says.

Bud Poston of Century 21 Properties Plus, the listing agent for New Leaf Builders at Stono Ferry, plays golf at The Links at Stono Ferry and has been a Realtor in the neighborhood off S.C. Highway 162 for 14 years.

"We are doing it in conjunction with the golf course. They want a good looking product. It's a good partnership," he says. "If we have a lot on the golf course, if it doesn't damage the course, can we trim this up?"

Poston says he's built a good relationship with the course owner and property owners groups. If the homes are built well and sell well, the resultant sales interest can attract new members. "It's a win, win," he says.

To reach golf course communities from downtown Charleston, check online or elsewhere for area layouts. Nearly all local courses can count a few houses to whole neighborhoods nearby. Courses can be found in Charleston (including West Ashley and Daniel Island), Edisto Island, Goose Creek, Hanahan, Hollywood, Isle of Palms, James Island, Johns Island, Kiawah Island, Moncks Corner, Mount Pleasant, North Charleston, Seabrook Island and Summerville.
