One sign of a residence's rare appeal involves how it's presented to prospective buyers and the public.

For instance, a house on lower Johns Island was to host this soiree: "Summer Wine Tasting & Property Preview. Enjoy wine, hors d'oeuvres and live music under the oaks by the banks of the Bohicket."

The party, as it turns out, was rained out. But the preview's cancelation hasn't diminished the property's charm, beauty and attractions.

Known as Toad Hall, the estate includes a 3,450 square foot house overlooking Bohicket Creek and surrounded by 11 acres of live oaks, century-old azaleas and lawns. The three bedroom, three bath home touts an adjacent swimming pool. Elsewhere, a converted barn maintains eight horse stalls as well as a two-bedroom guest cottage upstairs.

The property, at 3554 Bohicket Road, lists for sale at $2,950,000.

Toad Hall's setting on "deep water combined with acreage and the home's unique (appearance)" makes it a real find, says Terri Seignious, broker-in-charge of Sea Islands Real Estate and co-listing agent of 3554 Bohicket Road.

The eight-stall barn draws in horse lovers. "It's very convenient to Mullet Hall, the city of Charleston's equestrian facility," she says. The site also is five minutes from Bohicket Marina.

"I've never seen a property with a pool, deep water and equestrian (facilities)," says Susan Sellers, who handles marketing for Luxury Land & Homes.

Built in 1995, the Lowcountry-style house with metal roof got a makeover seven years ago, says Sebrina Leigh-Jones, owner of Luxury Land & Homes. The Realtor shares the listing with Seignious. She cited the home's "oversized screened porch and wood burning fireplace."

Here's how Seignious portrays Toad Hall in her listing write-up.

"Enter the gates of 3554 Bohicket Rd and experience a lifestyle that is the stuff dreams are made of," she says.

"Wind your way through centuries old oaks, heavy with moss, past an 8-stall barn and scenic pastures. As you round the final bend, watch this elegant Lowcountry home unfold before you and glimpse Bohicket Creek beyond," she says.

Seignious contends the private estate, with its large expanse of land as well as dock and pier on the creek, "offers the rare opportunity to seamlessly blend equestrian and boating lifestyles."

The main house enjoys wraparound porches as well as an oversized screened porch and fireplace on the pool side of the house. French doors open from the main-level great room to the pool area. She says hydrangeas, lilies and jasmine grow up around the house and pool. Manicured lawns, meanwhile, lead to the creek.

From the porch, "It's just steps to your boat, via the deep water dock," she says in her listing. The 600-foot dock sports a "four foot walkway, power lights, covered pier head, floater and boat lift."

Closer to the entrance stands the barn, which is back in the woods a little. It includes an office and tack space adjacent to the ground floor stalls, Seignious says.

There's a separate, "dramatic" two-story entry, along with a two-bedroom, one bath 1,049-square-foot apartment "with soaring ceilings, spacious great room and kitchen," she says.

Leigh-Jones, meanwhile, highlighted room details. On the first floor, perks include:

- A great room with fireplace, coffered ceilings, floor-to-ceiling windows and three sets of French doors.

- Gourmet kitchen showcasing custom cabinets, granite countertops, an island with gas cooktop and a "full size wine refrigerator."

- Master suite sporting a large bedroom, "spa-like" bath, his and hers closets and access to the screened porch with creek views.

The second floor incorporates two bedrooms, one with a brick fireplace. Both bedrooms come with vaulted ceilings. The bath takes in an oversized tub and separate shower and granite counters.

Along with four paddocks, the barn provides two-story entry to the living quarters. It shows off "soaring ceilings, great room, kitchen, two bedrooms and one bath," Leigh-Jones says.

A gated entrance and large pool with in-ground spa spotlight the grounds, which also include the equestrian property with pastures and fencing and the views of Bohicket Creek with dock and covered pierhead.

"Lights, all the azaleas, birds, it's magical," Seignious says.

Toad Hall's entrance comes not far before Bohicket Road widens into Betsy Kerrison Parkway.

Take the Ashley River Bridge to the connecting street to Folly Road, cross the Wappoo Bridge, then turn right on Maybank Highway. Follow Maybank to Bohicket Road and turn left. Go seven miles just past a large farm called Iron Horse. On the right with white gates is Toad Hall.
