The latest residential thirst quencher at an upscale neighborhood off Park Circle could be dubbed "historic Charleston straight up, with a twist of contemporary."
New homes are underway at Mixson, the less than decade-old North Charleston village sporting a market, swimming pool, tennis courts and dozens of traditionally styled apartments and townhomes.
Atlanta- and New York-based developer Jamestown intends to add a few wrinkles to the single family homes, the first at Mixson in six years. Indications are the residences will push architectural boundaries without deviating from the property's town-like approach.
Locally based Reavis-Comer Development has kicked off construction of the first two homes. They "represent Jamestown's standard for high quality," showcasing open floor plans, larger scale windows and roof decks and top-notch exterior materials.
"We are establishing a common baseline of quality construction, character-rich architecture and careful planning to solidify Jamestown's effort in building a great residential community at Mixson," says Harvey Wadsworth, company vice president.
Jamestown this week released renderings of the first styles. The developer says it's continuing to establish a design guild of architects, landscape professionals and builders. Home crafting experts would come up with a strategy for single family housing that' s "uniquely 'Mixson.'"
At the same time, the various design styles of the appointed architects will lead to a "fresh approach," according to Jamestown. Each home will unveil "a modern interpretation of the classic Charleston style, while also welcoming opportunities for contemporary design to exist comfortably," the developer says.
The just-launched phase at Mixson will feature 80 "sustainable, energy-efficient" single family homes priced from the low- to mid-$300,000s and up, plus 18 townhouses starting around $300,000.
According to backers, the architectural images offer "insight in to the vision behind the master plan."
The latest designs build off the popularity of completed residential properties and amenities such as Mixson Bath & Racquet Club, The Flats at Mixson, Mixson Market, Básico and The Barn. The new homes will give residents "easy access" to the existing attractions.
According to supporters, the master plan seeks to establish "a series of pocket neighborhoods, affording residents direct access to common green spaces and pedestrian-scaled streetscapes with native landscaping." The community will cater to the "young at heart," regardless of age, they note.
At a formal groundbreaking ceremony in April, Mixson officially disclosed its plans to build single-family homes again. Among those in attendance were North Charleston Mayor Keith Summey; Paul Miloni, vice president of business development with the Charleston Metro Chamber of Commerce; and Wadsworth.
Once finished, Mixson will wind up with about 300 homes, townhouses and condominiums, with all homes "achieving a level of green certification," backers say.
Mixson, located along Durant Avenue a couple of blocks from Park Circle, describes itself as a "vibrant development" promoting properties that are sustainable and within walking distance to many conveniences.
The neighborhood "embodies quality craftsmanship, incorporating modern inspirations, traditional neighborhood concepts and green technologies throughout its streets, homes, parks and community spaces," according to marketers.
Mixson's developer, Jamestown, set up shop in 1983 as an investment and management company "focused on income-producing real estate in the U.S." Since then, the company has grown into a national operator with $7.3 billion in assets under management.
Jamestown says its capabilities include "acquisitions, capital markets, property management, asset management, retail leasing, design, sustainability and risk management."
