The tri-county's growing population and expanding job market continue to attract apartment developers.
A new report by ApartmentGuide.com lists 9,131 new rental units penciled for the region in the coming years. That tally includes nearly 4,000 units under construction in Charleston, Berkeley and Dorchester counties.
Earlier this year, Apartment Guide.com projected the Charleston area's apartment construction would increase 8 percent from 2013, which would be the highest growth rate in the nation.
The multifamily website's latest new report lists more than three dozen area rental properties in various stages of development and planning.
The area that encompasses West Ashley, Johns Island and James Island has the most development activity with 1,148 units under construction, according to the report. Some of the current projects:
The Avenues at Verdier Point, a Davis Development project that includes 304 rental units off Bees Ferry Road, opposite Sanders Road.
The Standard at James Island, a 280-unit project by Woodfield Investments off Maybank Highway, behind the former Piggly Wiggly.
Springs at Essex Farms, a 272-unit gated community that is slated to open this fall at 425 Glenn McConnell Parkway, according to developer Continental Properties.
The biggest concentration of proposed apartments are spread among the Mount Pleasant, Daniel Island and peninsular Charleston areas with a total of 2,272 units planned, according to the report. Among them:
930 NoMo, a 152-unit student housing development by CampusWorks on Morrison Drive next to one of the Ravenel Bridge's off-ramps. A high-profile construction crane recently went up on the property, where sitework is getting underway.
Cooper River Farms, a 288-unit project, also by Woodfield Investments, on Clements Ferry Road near U.S. Interstate 526.
A newcomer is Charlotte-based Faison Enterprise, which is going through the approval process to build 300 apartments and 33,000 square feet of commercial space on Daniel Island, near the Family Circle tennis stadium.
The North Charleston and Ladson area combine for 1,138 units under construction. The area's largest project is developer C.F. Evans' 280-unit Cypress River Apartments off Blue House Road.
In Goose Creek, Hanahan and Summerville, 740 units are coming out of the ground. The largest taking shape now is The Parks at Nexton, a 320-unit community being built by The Beach Co.
