If anyone needs convincing that the Musumeci house on Folly Beach can withstand flooding, just ask the people who live there.

Jim Musumeci and family acquired 347 Shadow Race Lane in 2011. The 2,128-square-foot residence backs up to marsh and includes a two-car garage on ground level.

"When we bought the house I was welcomed by Hurricane Irene 50 miles off the coast," he says.

Irene would slide past the Charleston area, but not before washing away tons of sand from Folly's beaches and causing water levels to rise significantly.

At 347 Shadow Race Lane, however, the storm surge never got above the low-lying backyard protective wall. In fact, the water would peak a full three feet below where it would have overrun the wooden barrier.

"This is one of the higher parts of Folly," Musumeci says. "I'm 13 feet off the ground."

The three-tier house, built in 2002, overlooks the Folly River in the front. Living quarters are on the top floor in the home's reverse layout, which opens up scenic views to the north and to the south. Situating the main section of the house upstairs "maximizes the potential value," he says.

"I think you get the best of both worlds," says Vicki Culpepper, Realtor with Century 21 Girardeau Realty in Walterboro. She is listing agent for 347 Shadow Race Lane. The house, which went on the market about a month ago, is priced at $529,000.

The three bedroom, two-and-a-half bath home is "designed to take full advantage of all the surrounding scenery," Culpepper says in her listing write-up.

"Tucked away on one of the most beautiful and quiet streets on all of Folly Beach, this home features amazing views and the ultimate in privacy," she says.

Musumeci can attest to the peaceful surroundings. It's "very quiet," he says. "We have deer in the back yard." Yet the house isn't far from the town's business district. "We are a five-to10-minute walk to Center Street," he says.

The family lived on Folly Beach fulltime, but most of the neighbors are second-home owners. "Folly in general, it's a second home (community)," he says.

"Surrounded on both sides and in the back by a natural salt marsh, you will be assured nobody can ever build around you," Culpepper says.

The house sports a top floor screened-in porch and adjacent open deck overseeing the wetlands. The owners mulched and landscaped the long and narrow backyard, while the front yard sports a small lawn. There's an irrigation system front and back.

Less than a block away rests the Folly River, which offers boating, fishing, kayaking, crabbing and water sports, she says.

Inside, the house touts an open kitchen and living room on the third floor while converting a corner of the family quarters into a dining area. The owners, meanwhile, turned the formal dining room into an office, which looks straight across to the river, Culpepper says. There's also a half-bath on the top floor.

Sleeping quarters and bathrooms take up the downstairs. The large master suite features an "exceptionally roomy, light and airy" bedroom and bath. There's a large walk-in closet, double vanity and separate shower in the bathroom, which also showcases a whirlpool tub with sights of the Folly River.

Among other highlights are hardwood floors throughout the residence, 9 foot ceilings, wainscoting, crown molding and a multitude of windows. There's an outside shower on the ground level: The Atlantic Ocean stands four blocks to the south.

The house rests in the Sunset Point neighborhood, which as the name notes is set up for extra brilliant sunsets. While houses rise nearby, the views from 347 Shadow Race Lane tend to focus on the marsh and river.

"It's like you are on your own private island," Culpepper says.

The house stands toward the northwest corner of the island. Heading south, get on the James Island Connector and take it from peninsula Charleston to Folly Road. Make a left on Folly Road and continue for about six miles. Cross the bridge to Folly Beach. Once on the island, take a right on West Indian Avenue. Go a couple of blocks and turn right on Sandbar Lane. Make the first left on Michigan Avenue. At the end of Michigan Avenue, turn right on Shadow Race Lane. Ahead on the left is 347 Shadow Race Lane.
