When developers were wrapping up Seaside Farms, they discovered the commercial space was built out and there were still open spaces.
Seaside Farms was a planned community that permitted design flexibility. So they made a decision. "The last remaining parcels would be completed with residential," says Dan Doyle, vice president, development and acquisition manager with The Beach Co.
More specifically, the last properties would be repackaged as Riviera at Seaside Farms, a 252-unit multifamily mix of rental townhomes and apartment residences housed in a half-dozen buildings of various shapes and sizes while dotted over a quarter-mile or so.
"We have buildings with elevators and more traditional walk-up style of buildings, a little bit of everything," he says.
The 66-unit first phase of apartment homes opened April 1. Doyle says the last buildings should be complete by fall.
According to a Riviera brochure, there are three buildings named Parkside, a Beachside building and The Village. A pool and amenity center are ready to be unveiled soon.
Meanwhile, eight dining spots are within walking distance as are nine retail places, 19 service outlets, a grocery store and a suites hotel. Two banks, Towne Centre shopping plaza and the Isle of Palms are all within a bike ride.
Riviera provides seven floor plans: the Majestic, Gloria, American, Princess, Arcade, Wentworth and Sottile. Prices range from $950 to $2,450 a month, and sizes run from 540 to 2,252 square feet. The rentals come in studio, one-, two- and three-bedroom designs with one-, two- or three-bathroom styles.
"We have people (moving in) from out of town - Charlotte and Atlanta," says Karen Bacot, director of marketing for The Beach Co.
According to a Riviera pamphlet, the apartment and townhome attractions showcase open floor plans; 9-15 foot ceilings; polished concrete and wood-style floors; patios and "juliet" balconies; and kitchens with central islands, granite countertops, stainless appliances and 42-inch cabinets. The residences for lease provide top-notch views, according to The Beach Co.
Meanwhile, the development offers its own amenities, too. It provides a "contemporary" clubroom, fitness center, resort-style and lounging saltwater pools and a sun deck with grills.
"We've leased 20-22 (rentals)," says Tammy Carvajal, portfolio manager for Beach Management. "It is going well," she says.
The apartment homes are staggered along Long Grove Drive, either across the street from, behind or weaved in among the shopping and restaurants. To get there heading north, take U.S. Highway 17 North through Mount Pleasant and continue to the Isle of Palms Connector. Turn right on the connector road. At the second traffic light, make a right on Rifle Range Road. Turn left at Long Grove Drive. Ahead on the left and right are the Riviera apartment homes.
