This wood-sided ranch dates back nearly 30 years, yet it offers a flexibly expansive living room in keeping with today's home styles with fewer interior walls.
"It's really open for its era," says Judy Pardue, agent with Carolina One Real Estate.
Moreover, the property's wealth of gardens with no real yard mirrors newer residences that seek to cut down on maintenance such as lawn care.
"It's all plantings," she says. "No grass, you don't need a lawn mower."
Still, the design wasn't as much serendipitous as something personal for the builder. He constructed the house in 1986 for him and his wife. As a result, the builder may have strayed from the more compartmentalized construction and traditional landscaping of the time.
There's "a lot of good living space," says Syd Powell, a Realtor with Carolina One who with Pardue are the listing agents.
Situated at 1873 Boone Hall Drive, the property finds itself on the market for $325,000. It's not only spacious inside but stands "right on the marsh" that extends to the Ashley River, Pardue says.
"You have privacy," she says. "It's such a wooded lot, which is a big advantage also." The property sits in West Ashley Plantation, a small, removed neighborhood off S.C Highway 61.
The house takes in three bedrooms, two full baths and a powder room. The living room, which dominates the center of the house, sports a large Charleston-brick fireplace with custom wood mantel and a propane line that can be used to stoke gas logs. The wide kitchen hosts a refrigerator, stove, microwave and dishwasher.
Powell and Pardue agree that 1873 Boone Hall Drive could use some modernizing, even though the appliances all function fine.
"You can do the upgrade now, or little by little, as you can afford," Pardue says. At the same time, the owners replaced the roof in 2008 and completed the installation of a new heating, ventilation and air conditioning system in 2012.

"The custom, marsh front, one owner home was ahead of its time in the open style floorplan popular in today's newer homes," according to the listing.
They described West Ashley Plantation as a secluded yet conveniently located neighborhood, a "hidden marsh front gem."
From the entrance, a large foyer opens to the close to 750 square foot great room with cathedral ceiling. The ample living room slides to the kitchen, which comes complete with a breakfast bar and "an abundance" of cabinets, according to the listing. Oak hardwood floors accentuate the great room and the kitchen. "When entertaining, you'll be part of the party in this kitchen that opens to the great room," the real estate pair say in the home write-up.
All the bedrooms, including the master suite, are on a wing of the house. The master bedroom touts plenty of closet space and the bathroom showcases a shower, tub and vanity sinks. Carpeted floors mark the master and two guest bedrooms, while ceramic tile floors highlight the bathrooms.
On the back side of the house are a screened-in porch, which can be reached from the master bedroom; and a sunroom accessible from the living quarters.
The fenced backyard edges up to marsh, while its gardens are spotlighted by native plants along stone walkways, the listing says. Providing extra storage are an oversized two-car garage and a shed that matches the blue-greenish tint of the house.
"It's got lots of possibilities," Pardue says.
The house stands near the corner of Boone Hall Road and Boone Hall Drive. To get there heading west, take Highway 61 and follow the road past the Glenn McConnell Parkway turnoff. Make a right on Raoul Wallenberg Boulevard and continue to its endpoint at Ashley Hall Road. Turn left on Ashley Hall and proceed about a mile. The highway ends at Boone Hall Road. Make a right on the road and then turn right on Boone Hall Drive. Ahead on the left is 1873 Boone Hall Drive.
