You can't get too far from H2O at one well-appointed house off Rifle Range Road in Mount Pleasant.

It's found in the neighborhood's name, Hidden Lakes; and the street address, 1187 Waterfront Drive. The back lawn edges up to a narrow spring-fed lake, where a parallel dock harbors a canoe. A screened-in porch and kitchen offer striking water sights as does the upstairs master suite.

"When you are in the master, you feel like you are on the water," says Leigh Brandenburg, Realtor with AgentOwned Realty and listing agent for 1187 Waterfront Drive.

The Hidden Lakes community sports a boatyard and an Olympic-sized swimming pool (as well as a clubhouse and tennis courts). And if that's not enough water, the Atlantic Ocean ebbs and flows 10 minutes away on the Isle of Palms.

The two-story 3,332-square-foot residence lists on the market for $799,000.

"I think this home would really appeal to a growing family," Brandenburg says. The four-bedroom, three-and-a-half bath residence would attract families with 7- or 8-year-olds but "probably not very young children," she notes.

At the same time, the house provides features for just a husband and wife. "I think it would appeal to empty nesters," Brandenburg says.

There's an abundance of wildlife nearby, Kris Portenier says. She and her husband Jack own the house. They've seen osprey, blue heron, anhinga, egret and otters. Across the lake stands a grove of trees that should remain for many years. The Hidden Lakes homeowners association owns and maintains a 50 foot buffer on that side of the canal.

Another perk involves the outdoor water supply that's used, for instance, to sprinkle the lawn and plants, Portenier says. "There is a watering system maintained by the subdivision. All the water is from the lake."

Constructed 15 years ago, the residence touts top-notch professionals Andrew Cohen as architect and Carl Garris the builder. South Carolina Homes & Gardens Magazine featured 1187 Waterfront Drive in 2003.

In her listing flyer, Brandenburg points out other highlights. The upscale Towne Centre shopping plaza resides just a few minutes from Hidden Lakes.

As for the property itself, the home was designed "to take full advantage of the lake views while maintaining complete privacy," she says. A two-car garage provides space for storage, and the "professionally landscaped yard" grows conducive to entertaining. A small dock off the deck and back lawn can be used for fishing, kayaking and swimming, she says.

The home's first level shows off a gourmet eat-in kitchen with custom cabinets, built-in refrigerator with wood paneled front and stainless steel appliances such as the gas range with cooktop and hood, Brandenburg says.

Adjacent to the kitchen sits a "Florida room," basically an oversized sunroom. A screened-in porch overlooking the lake, open deck and sunroom "create a special place for entertaining guests," she says.

According to Brandenburg, the "intimate" dining room stands out thanks to a built-in buffet with moldings. Elevated transoms and French windows distinguish the towering, two-story family room, which brings in light while offering lake views.

A propane tank provides gas heating to the first floor; The top floor is supplied by a heat pump.

Upstairs bedrooms are large, and one has been converted to a fitness room. A hall balcony overlooks the great room.

The stand-out master suite includes a large bedroom with sitting area and a bathroom with jetted tub, separate shower and towel warmer, she says.

Brandenburg says the home benefits from its location in a removed neighborhood that's still a short drive from the beach, shopping and schools.

"The convenience aspect is important."

The house stands on the northern side of Hidden Lakes. Heading north on U.S. Highway 17, travel across the overpass at Bowman Road and beyond Towne Centre to the Isle of Palms Connector. Turn right and go to the second traffic light at Rifle Range Road. Make a right on Rifle Range. Proceed less than a mile to Hidden Lakes on the right. Turn on Hidden Lakes Drive, then take a right on Waterfront Drive. Ahead on the right is 1187 Waterfront Drive.
