One spouse built a successful business as real estate agent for a large brokerage. The other developed a formidable property management venture locally.
Then in the past year, the Daniel Island couple made a bold move. They combined their operations and expertise while forming a new entity, Charleston Metro Homes Real Estate.
Debbie Wall-Smith and Steve Smith recently opened the office at 652 Coleman Blvd., Suite 102 in Mount Pleasant.
"We are a full service real estate brokerage offering residential and commercial real estate sales and property management services," says Smith, broker-principal. "We appreciate your referrals to friends and associates."
Wall-Smith serves as broker-in-charge. The business includes five licensed real estate agents, one of whom also works as administrator. The couple say they're looking to add agents.
Charleston Metro Homes Real Estate has more than 135 properties under management, secured when Smith sold his former business, Core One Properties, to the new real estate firm.
Dating back nine years, Core One Properties "had become one of the leading property management firms in the Charleston area," Smith says.
The partners "still want to expand (property management)," Wall-Smith says. "On the sales side, we definitely want to expand the residential and all commercial," she says. The brokerage intends to focus its residential business in Mount Pleasant, Isle of Palms, Sullivan's Island, Daniel Island and downtown Charleston. It also plans to expand throughout greater Charleston, including Summerville, Moncks Corner, West Ashley, Folly Beach, James Island and North Charleston's Park Circle area.
Wall-Smith was an agent for nearly 10 years with Carolina One Real Estate before forming the new brokerage with her husband.
"I'm a Realtor of Distinction and an East Cooper Top Producer for many years now," says Wall-Smith, noting that she's lived on Daniel Island for 14 years. Along with broker-in-charge, she holds professional designations including Accredited Buyers Representative (ABR) and Accredited Luxury Home Specialist (ALHS).
Earlier, Wall-Smith worked with Clayton Homes, and for Conner Homes as a manager in Texas, North Carolina and South Carolina. She was named to the company's Hall of Fame for sales.
Wall-Smith says she and her husband choose the Coleman Boulevard spot for Charleston Metro Homes Real Estate because of its central location along a Mount Pleasant thoroughfare.
"I'm also a commercial agent," she says. "We looked at a lot of plans." The suite at 652 Coleman Blvd. contained open offices, a kitchenette and other attractive features. "I just liked the layout," she says.
Another perk, Wall-Smith says, is the office stands within the Coleman Boulevard Revitalization area. Starbucks, Mazzo's Restaurant, Southern Season, GDC Home Interiors, Mikes Bikes and Wild Wings as well as Shem Creek and Moultrie Middle School are within walking distance. Downtown Charleston, Sullivan's Island and Isle of Palms are minutes away by car and nearby Interstates 526 and U.S. Highway 17 can take drivers anywhere in the Charleston area.
Meanwhile, the couple can arrive at the office within 12 minutes from their Daniel Island home, she says.
