Last group of lakeside homes at James Island-based Ocean Neighbors selling rapidly
Situated close to land's end, Ocean Neighbors proves to be a roomy community for householders who want to save money but enjoy the pace of living near shore.
"You've got a beach breeze here all the time," says Neil Shepard, community sales manager with Carolina One New Homes representing Mungo Homes. "You've got a country feel."
About 250 homes encompass Ocean Neighbors, located five minutes from Folly Beach. Along with the beach proximity, the James Island neighborhood sports a central lake. About 50 homes, a few with docks, surround the oversized pond.
Curiously, the original neighborhood builder didn't construct houses everywhere around the lake. Columbia-based Mungo Homes recently took advantage, marketing 19 remaining lots with all but one on the pond. The first closing took place in August, and 16 of the 19 properties pre-sold.
Prices average in the $370,000s.
With just three homes remaining, they're attracting undue interest. Two of the designs, which include the Palmer and Victoria floor plans, are all but finished and the third will be completed by March 2014.
"Ocean Neighbors offers residents a unique opportunity to experience waterfont-lakefront living, just three miles to Folly Beach, in a brand new energy-efficient home and priced in the $300,000s," Shepard says.
The crawl space foundation boosts the height of the residences, which are a few hundred yards from Sol Legare and Long Island creeks. "You can see how they've been built up," Shepard says.
Meanwhile, the lake isn't the only amenity at Ocean Neighbors. There's a playground, community dock and gazebo, he says. Sidewalks skirt front yards throughout the neighborhood.
Shepard says he's excited about the Mungo addition.
Final homes for sale include:
- 1030 Clearspring Drive, a 2,877 square foot home with five bedrooms and three and a half baths. The residence, priced at $373,388, should be complete any day now. It's comprised of a downstairs master bedroom, wood floors throughout the first level, granite countertops in the kitchen and master bathroom, stainless steel appliances, kitchen backsplash, two-piece crown molding, and a large rear wooden deck overlooking the lake.
- 1014 Clearspring Drive, considered move-in ready for $370,900. Slightly smaller at 2,704 square feet, the home touts three bedrooms, two-and-a-half baths and two bonus rooms. The property sports two-story porches, wood floors throughout the downstairs, granite countertops in the kitchen and master bath and built-in speakers with music ports. It also contains a rear sunroom and bonus room off the master suite overlooking the lake, a rear wooden deck, his and her closets, kitchen island, stainless steel appliances and a butler's pantry.
- 1026 Clearsping Drive, covering 2,477 square feet and priced out at $335,206. Similar to the two other homes for sale, this house showcases wood floors throughout the downstairs and granite countertops in the kitchen and master bath. There's also a butler's pantry, kitchen island, stainless steel appliances and his and her closets. Another perk involves a screened-in porch with a side deck overlooking the lake.
All three homes incorporate energy-efficient features. They tout Rinnai tankless gas water heaters, score high grades in the Home Energy Rating System and are certified in Mungo's hauSmart program
Mungo Homes, meanwhile, ranks 34th in size nationwide among builders and won America's Best Builder 2012 from Builder magazine.
"It's been a huge success," Shepard says.
The Ocean Neighbors houses for sale from Mungo are toward the middle of the neighborhood. Heading south, take the James Island connector to Folly Road and make a left. Go about four miles and turn left on Grimball Road extension. Turn right on Old Military Road, then make a right on Ocean Neighbors Boulevard. Make the first left on Sand Harbor Lane. Ahead on the left are 1030, 1026 and 1014 Clearspring drives.
