New apartment developments have been a recurring theme in the Lowcountry's rebounding real estate market this year. As 2013 winds down, there's more to come on the multifamily front.

The first building has opened in The Flats at Mixson apartment community in the trendy Park Circle neighborhood in North Charleston. This is one of the latest pieces in the development of the 44-acre planned development off Durant Avenue.

The 268-unit Flats complex is spread across 10 buildings, the rest of which should be completed by next year, officials said. Flats at Mixson consists of 13 floor plans and monthly rents ranging between $860 and $1,365. Details include contemporary kitchens with white appliances, plank flooring and European-style cabinetry.

The apartment community is managed by Charleston-based multifamily giant Greystar.

The Flats add to the evoling development of Mixson, which Atlanta-based Jamestown Properties envisions as a densely populated planned community mixing hundreds of single-and multifamily homes puncuated with a retail segment and club.

In addition to The Flats, other apartment developments in the pipeline for next year will include at least two additions near and on Daniel Island.

Sullivan's Island-based Kassinger Development Group last week said it's seeking to build 324 luxury "coastal style" apartments as part of a development named Sweetwater, according to a written statement. The company plans to start preleasing units in late 2014 so that renters can begin to move in around early 2015.

The 46-acre development is planned for the former Rebellion Farms estate off Clements Ferry Road in the Wando area, north of Daniel Island.

Kassinger officials weren't available for comment last week. The firm has built multifamily communities in Virginia and North Carolina, according to the written statement. The units at Sweetwater will be constructed by Eastwood Homes.

At least one other big residential rental project is coming to that rapidly developing area of lower Berkeley County, where locally based software firm Benefitfocus last week announced it will be adding as many as 1,200 jobs at its expanding Daniel Island campus.

That could dovetail nicely with Simmons Park, a 269-unit project on 5.6 acres near Seven Farms Drive and River Landing. Spectrum Properties Residential of Charlotte and Spartanburg-based Pacolet Milliken Enterprises said the apartments should be ready for occupancy by mid-2015.
