As an upscale village, Mount Pleasant tends to witness higher home sale costs than similar-styled places elsewhere in the Lowcountry.
For instance, a 3,100 square foot house "for under $500,000 in Mount Pleasant is very rare," says Jen Maher, agent with Coldwell Banker United, Realtors.
The occasional discounted price, then, can make East Cooper home shoppers take notice. Maher says she has such a deal.
The Realtor lists a two-story 3,022-square-foot house in Seaside Farms off Rifle Range Road at $499,000. Maher trumpets the house, 2616 Magnolia Woods Drive, as the neighborhood's "best price per square foot."
But it's not just price that makes the house alluring. The 13-year-old residence, complete with five bedrooms and three-and-a-half baths, showcases everything from a vaulted ceiling to double suites. "It's a very functional home," Maher says. "What I think's great about it is five bedrooms (and) flexibility."
The home, meanwhile, fits in a community with a host of perks. Seaside Farms provides a swimming pool, play yard and walking trails as amenities. "This a great neighborhood," Maher says.
Residents also are eligible to join nearby Snee Farm Country Club, which showcases a pool, clubhouse, tennis courts and golf course.
Another highlight: It's no more than a mile from 2616 Magnolia Woods Drive to the Isle of Palms connector and another five minutes or so to the Atlantic Ocean.
Freshly painted in mid November, the house itself stands out. Stucco siding and a bright front door give the residence curb appeal. Once inside, a tall ceiling in the foyer, hardwood floors and a great room provide "a grand entrance."
There's a private office with French doors at the front of the house. The nearby dining room, meanwhile, can be converted to flex space. In 2009, the owner changed out the heating, ventilation and air conditioning unit for an energy-efficient three-zone heating and cooling system.
Another striking interior feature, Maher says, involves the first floor suites on either wing of the house. There's a larger master suite and a mother-in-law suite - both with tray ceilings in the bedrooms, large bathrooms and generous- sized closets.
"To have one (ground level suite) is great, two is amazing," she says.
A large living room with fireplace and vaulted ceiling opens to the well-appointed kitchen, breakfast room and laundry.
The residence sports a two car garage, which received a new garage door as of last year and includes a storage nook. Another highlight, which Maher mentions in her listing write-up, is a "nice screened porch in back with Confederate Jasmine lining the walls (beautiful and fragrant in the spring)." The property's quarter-acre yard stays preserved with professional landscaping and an irrigation system.
Upstairs, 2616 Magnolia Woods Drive sports three sizable bedrooms. They're connected by a hallway with balcony overlooking the great room. The second floor also houses a walk-in storage area.
The wide-open home would appeal to many types of buyers, Maher says, adding that the residence sits in an optimal location. "It's a solid family home," she says. "You can make it your own."
The property's toward the middle of Magnolia Woods Drive. Heading north, take U.S. Highway 17 to Bowman Road and veer right on Bowman at the Highway 17 overpass. Continue on Bowman across Chuck Dawley Boulevard to Rifle Range Road. Take the Rifle Range roundabout to the left. Continue for about a mile and steer right on Magnolia Woods Drive at the Seaside Farms entrance. Proceed to the Seaside Farms roundabout, go half way and continue on Magnolia Woods. Ahead of the left will be 2616 Magnolia Woods Drive.
