670 Pawley Road – Broad, 41-year-old ranch on Shem Creek marsh touts open layout with thoughtful innovations

Just ask Clara Hahn why she and her husband long-ago tweaked their Mount Pleasant home framed in 1972, and she provides practical answers for each change.

“The house was a spec house under construction and we were fortunate to be able to have some modifications done while it was being completed,” says Hahn, who is a Realtor with AgentOwned Realty.

Among the adjustments then and later on to their 670 Pawley Road home:

• The Hahns wanted easy flow between the formal dining room and adjacent living area. The result: they had the dividing wall removed to create one large space.

• Clara Hahn liked the convenience of a utility nook bordering the laundry room behind the kitchen, which offered straight-on views of the family quarters. She went on to reshape the nook as an office and at some point, had the room painted bright yellow and red to give the space a more whimsical flavor.

• Flipping through a magazine one day, she noticed where a homeowner fit a mailbox in the yard to store hand tools. Not long after, she stuck a large mailbox in the backyard next to a covered gardening port and gained easy access to implements she uses most often.

The Hahns did not set out with a grand design. But they wound up with a home that breaks away from a traditional, compartmentalized style popular 40 years ago to a clever, generally open layout that’s all the rage today.

A few months ago, Clara Hahn put the house at 670 Pawley Road in Mount Pleasant on the market. The price stands at $525,000, says Lisa Dunahoe, likewise a Realtor with AgentOwned Realty and the listing agent.

The 2,550-square-foot brick ranch in the Cooper Estates neighborhood borders water in back.

“A (neighborhood) boat landing goes to Shem Creek,” says Dunahoe, noting that the buyer could park a boat in the backyard. “I’m thinking young people (as prospective homeowners),” she says.

The three-bedroom house hosts a smallish but updated kitchen with white appliances, cabinets and ample countertops. It opens to the family room, marked by a wood fireplace and a connecting second dining room.

Bedrooms are all on the north wing of the house. The master suite boasts a large bedroom and upgraded bathroom with his and hers closet space and oversized shower. Two guest bedrooms provide sufficient space. One of the bedrooms includes a Hahn innovation: a two-door closet with one opening to the hall and the other into the bedroom. She says the room could be used as a nursery, and the hall door makes it easier to access the room without waking a sleeping baby.

The two-and-half bathrooms and kitchen showcase new tile floors; hardwoods mark most other rooms.

Sliding doors lead to a screened-in porch off the backyard, which also contains an open porch and the garden center. A fence, built originally to keep in pets, separates the yard from marsh and a tidal stream to Shem Creek. Hahn says a buyer could seek a dock permit.

While marketed as a one-story home, 670 Pawley Road boasts a finished room over the two-car garage that’s just five steps above the main floor, Dunahoe says. The upper room, which sports a billiard table, includes a sizable window that keeps it light and two large cabinet doors that open to the attic for storage.

Neatly-kept lawn, gardens front and back and a mix of tall trees and shrubs highlight the surrounding yard.

Home shoppers are intrigued with Cooper Estates, Dunahoe says. “They love the neighborhood’s (family-friendly) quality.”

Hahn says she and her Navy husband arrived in Charleston after he got transfer orders from Virginia Beach in 1972. A Charleston native, his parents lived downtown.

“One of my husband’s childhood friends who lived in the Old Village at the time convinced him that we should move to Mount Pleasant,” she says. “They drove us around looking at different areas, and Cooper Estates appealed to us at the time.”

Local builder Anson McAdams, “known for his excellent craftsmanship,” served as contractor, and his Realtor son Bruce McAdams worked out the sale.

Hahn cites the easy access from Pawley Road to arteries Coleman Boulevard and U.S. Highway 17 North. “It has been extremely comfortable living in Cooper Estates especially with the community spirit,” she says.

Dunahoe says she’s scheduled an open house 1-3 p.m. Sunday at 670 Pawley Road.

The residence stands on the southeast side of Cooper Estates. Traveling east, take the Ravenel Bridge to Mount Pleasant, staying in the right hand lanes. Follow Coleman Boulevard through three traffic lights and turn left on Pelzer Drive. Follow Pelzer across Cottingham Drive. Turn right on Pawley Road. Ahead on the right is 670 Pawley Road.
