A top-notch architectural design can do wonders to draw out a home’s singular appeal, whether it’s a traditional residence or more modern layout.
But once in a while, a property comes along that transcends the fit and form of residential styling to create an inspired work. Arguably, 85 Riverland Drive belongs in such awesome company.
“This is a piece of art,” says David Schachte, agent with The Schachte Co. “The views are absolutely amazing. There’s a lot of things you can do here,” he says.
Unveiled in 1988, the two bedroom, 2,746-square-foot house clothed in glass and concrete block spotlights vistas of the setting sun across the Stono River and Intracoastal Waterway, according to Schachte.
Dubbed “Villa Carolina” and also known as the Croffead House after the owners, the residence has been garnished with design praise, notably winning an American Institute of Architects National Honor Award.
The three-tier house went on the market earlier this year. Sporting a deep-water dock and boat lift, the property lists for $2.6 million.
Schachte says the landmark house, on a half-acre of land encompassing large oaks and an irrigated lawn, would jibe with a couple that enjoys the water and doesn’t require more than a pair of bedrooms.
“Obviously, someone who enjoys the views, kind of an empty nester,” Schachte says. “Being so close to town, it’s rare to be on deep water.”
The concrete-reinforced house with towering windows dates to 1988, “right before (Hurricane) Hugo,” Schachte says. The Sept. 21-22, 1989 storm, a Category 4 that ripped through the Lowcountry, caused “no damage at all to the property,” he says.
Credit architects W.G. Clark and Charles Menefee III for the home’s strength as well as its imaginative appeal. The pair patterned their work on an earlier effort designing the Inn at Middleton Place.
For 85 Riverland Drive, a set of steps leads to the entrance and into the main second-floor living area. A vaulted ceiling providing space for enormous glass windows spotlight the living room, which also contains hardwood floors and a working wood fireplace.
The kitchen, set on the south side of the residence, touts marble countertops, an oversized pantry, high-end refrigerator and four-burner stove. Off the culinary center stands the semi-formal dining room.
Stairs rise to the third level, which couches the master bedroom and sizable bathroom with garden tub and separate double sized glass shower. The bedroom, bordered by a bannister, looks out on the Stono River, making it a spectacular place to watch Fourth of July fireworks shows.
On the ground level, a large family area complete with built-in bookshelves extends the width of the house. The space also could be used as a studio.
Meanwhile, the owners drew up plans for an elevator, crafted as a separate unit attached to the south side of the house near the kitchen. Ceramic tile and slate floors mark the kitchen and bathrooms.
The home’s Riverland Terrace location on James Island represents another perk. “What I like is the modern look that fits into the neighborhood,” Schachte says. “It’s a good, quiet neighborhood. You are close to everything.”
Thomas and Pattie Croffead don’t intend to move far from their home now. But Pattie Croffead admits being a little teary-eyed on occasion thinking about the move.
The property stands at a point fronting the Stono River and the Intracoastal Waterway. Heading west, cross the Ashley River Bridge and angle left onto Folly Road. Stay on Folly across the Wappoo bridge, then make a right on Maybank Highway. Continue past Charleston Municipal Golf Course and turn right at the traffic light on Riverland Drive. Travel about one mile to the end of the road. The last house on the left is 85 Riverland Drive.
