In shaping up a particular Stono River-side property, designers fortuitously started with an extra-large piece of land compared with neighboring parcels.

A big selling feature is “the size of the lot,” says Charles Huff, real estate agent with Southeastern Property and Equity Management and listing agent.
Located at 1352 Headquarters Plantation Drive, the house sits on .83 of an acre – a mature, landscaped blend of lawn, shrubs and shade trees. The sales price stands at $1,375,000.
“It’s priced very competitively,” Huff says. As a newer house built in 2006, the residence touts energy-efficient heating, cooling and appliances, he says.
The house rests in Headquarters Plantation, a gated community west of the Stono River bridge on Maybank Highway. Technically, the property’s considered on Johns Island and situated within the city of Charleston.
Buffered from the river by marsh, the 3,100-square-foot house showcases a spacious living room with gas fireplace, kitchen, formal dining room and three bedrooms alongside a connected mother-in-law suite that sports its own cooking area, family room and master suite.
Top-of-the-line interior touches such as hardwood floors and crown molding run throughout the house. Both kitchens showcase granite countertops and high end appliances. Large closets mark the house, which also sports a washer and dryer.

“It’s really built to the nines,” says Will Irvin, partner in Southeastern Property and Equity Management.
Irvin suggests the residence should appeal to homeowners in transition that can take advantage of the mother-in-law suite, “maybe a couple with an elderly parent” or “people who have visitors or family all the time.” He cites one more possibility: “a college kid coming home.” Or, the property could distinguish itself as a second home, with the owner renting out the mother-in-law suite, he says.
A natural perk of 1352 Headquarters Plantation Drive involves the closeness of the Stono River and how it would excite a boating buff. According to the listing write-up, “This home is perfect for an avid boater looking for a beautiful home with a place to store one or more boats.” The ground level garage, underneath the raised house, provides room for watercraft as well as two bays set aside for cars.
Huff emphasizes the property’s appeal to boaters. Possible buyers, he says, are “You know, your couple (with) kids, an interest in boating, recreational boaters,” he says. The dock handles both water and electric service and includes a covered pier head, 40-foot floater and piles in place for a boat lift.
Further, if the owner desires additional boating facilities, “St. John’s Yacht Harbor (marina) is a golf cart ride away,” Huff says.
The house overlooks Headquarters Plantation’s northern expanse. Traveling south, take the Ashley River Bridge to Savannah Highway, veering left onto Folly Road. Follow Folly over the Wappoo Cut bridge and turn right on Maybank Highway. Stay on Maybank onto the Stono River bridge. Turn right at the traffic light to Headquarters Plantation Drive. Make a left onto the causeway to Headquarters Plantation. Follow the U-shaped drive west and as it curves to the east. Ahead on the left is 1352 Headquarters Plantation Drive.
