The long-suffering Heritage Square Shopping Center in Summerville might soon come back to life.
The 110,000-square-foot retail site at U.S. Highway 78 and Berlin G. Myers Parkway and some nearby apartments recently sold to a Columbia firm called 338 Magnum LLC, according to Jack Owens, a partner in Heritage Square Shopping Center LLC and Heritage Square Two LLC.
The 1970s-era retail building, which was slated for demolition after being condemned by the town of Summerville, will be renovated by a developer through the new owner, said Owens, a commercial real estate agent with Lee & Associates.
A gun shop and indoor shooting range called Palmetto State Armory of Columbia is eyeing the site, according to Adam Ruonala, the company's marketing director.
The gun shop would not occupy the whole building. Ruonala hopes the rest of the structure could be leased to other tenants.
The move is contingent on getting approvals from the town.
“Assuming everything goes well. We have some major obstacles,” Ruonala said.
The old shopping center has one small tenant now, SK Fashion, but at one point Kmart and a Winn Dixie supermarket attracted shoppers.
“A lot of what hurt the site was when they reconfigured Berlin Myers Parkway and they closed off access,” Owens said. “Retail moved up to Main Street and the area around Walmart” near U.S. Highway 17A and Interstate 26.
The 14.4-acre site also includes 32 apartments behind the shopping center, which were included in the $3.35 million sale.
The town of Summerville ordered that the Heritage Square be demolished, but the owners has challenged the condemnation order and it is now working its way through the appeals process, said Madelyn Robinson with the town's planning department.
“We contested it because we thought that structure could be rehabilitated,” Owens said.
Robinson said the town has been in talks with a representative of the new owner, but no plans have been submitted.
