Try this out: Find a builder offering new houses for less than $300,000 in a tight-knit community east of the Cooper.

For one, count Beazer Homes. The national company opened an 18-home hamlet near S.C. Highway 41 and U.S. Highway 17 in late spring.

Known as The Enclave at Gregorie Ferry, the neighborhood showcases houses 1,660-2,855 square feet and priced from the $240,000s. Moreover, the homes carry ecofriendly perks designed to cut power bills.

“We are thrilled about the opening of The Enclave at Gregorie Ferry and bringing our Energy Star-certified homes to our newest location in Mount Pleasant,” says Doug Schwartz, division president with Beazer.

“This community is special in that it offers the convenience of being right off of Highway 17, but with all the pleasures of a small, quiet community,” he says.

The Enclave at Gregorie Ferry promotes its centralized location in burgeoning Mount Pleasant. The village stands minutes from Mount Pleasant Towne Centre — home to shopping, movies and restaurants. Scenic beaches at the Isle of Palms can be reached in minutes, says Penny Davis, new home counselor for Beazer Homes.

The Enclave at Gregorie Ferry rises a few miles from Lieben Park, a Beazer community on Highway 17, which sold out in less than two years. “We made 102 families happy homeowners,” she says.

Public schools close to The Enclave at Gregorie Ferry include Laurel Hill Primary, Charles Pinckney Elementary, Thomas C. Cario Middle and Wando High. There’s also private, charter and magnet school options, Davis says.

The community opened for sale June 1. Eight homes pre-sold. The village contains 18 home sites.

Buyers can choose from six floor plans: the McKinley, Washington, Madison, Lincoln, Wilson and Carver.

Base prices stay below $300,000. The two-story models encompass two-car garages and consist of three to six bedrooms and two-and-a-half to three-and-a-half baths.

Beazer offers a slew of options, too. Depending on the design, the extras include additional bedrooms; a kitchen island; home office; loft; fireplace in the great room or family room; screened-in porch; and deluxe master bath with tub, separate shower and linen closet.

Each home is built to easily exceed Energy Star standards, Davis says. The “high performance” green homes can save purchasers hundreds of dollars a year on their energy bills.

“You can expect your new home in The Enclave at Gregorie Ferry to have monthly gas and electric bills for around $92- $125,” she says. “We have set the bar high, allowing you to save up to 43 percent in energy cost.”

Top-end features consist of gas tankless water heaters, a “radiant roof barrier” to reduce attic heat, advanced framing techniques to conserve energy, heavy-duty wall and attic insulation, “jumper ducts” to balance air flow, high efficiency air conditioning unit, 95 percent efficiency natural gas furnace, double pane vinyl windows, wireless home energy monitor, Honeywell-brand programmable thermostats, compact fluorescent light bulbs and dual-flush elongated commodes.

Beazer offers a bunch of incentives. They include contributing up to $4,000 towards closing costs as long as purchaser financing is handled by one of the seller’s preferred lenders and a $2,000 “hometown hero” discount that applies to doctors, nurses, EMTs/paramedics, firefighters, teachers, police and military – active, reserves, National Guard or retired. Also available is a $1,500 Boeing employee discount.

Sales hours for The Enclave at Gregorie Ferry run 10 a.m.-6 p.m. Monday, Tuesday, Thursday and Saturday and 1-6 p.m. Sunday. Shoppers can visit on Wednesday by appointment.

Similar models stand at Lieben Park. Head north on Highway 17 in Mount Pleasant. Across from Wando High School, take a right and Lieben Park is ahead.

To see The Enclave at Gregorie Ferry property, take Highway 41 off Highway 17. Turn at the first right, which is Gregorie Ferry Road, and the neighborhood is ahead.
