211 W. Main St. — Flexible early 1900s Moncks Corner home promoted for residential, commercial use or both
Slicing through Moncks Corner’s downtown, Main Street gradually transitions from a business and civic district on the east side to a residential zone further west.
That’s where 211 W. Main St. stands. Framed circa 1900 and once the site of a one-room schoolhouse, the structure would not stay modest sized for long. “They added on over the decades,” says Bob Glover, broker with Matthew Ryan Co. LLC in Goose Creek. “This is an historic home,” he says.
By 1971, the Moncks Corner building would emerge as a 3,800-square-foot, two story dwelling on an acre of land.
The property remains a homestead today. But the residence’s location on a corner lot edging a commercial sector makes the dwelling and land appealing for nonresidential uses as well.
“It’s probably one of more (versatile) properties in Moncks Corner that’s not getting what it could” in terms of interest, says Glover, listing agent for 211 W. Main St. “This could be a multiple use property,” he says.
The five-bedroom, three-bath home states a list price of $379,000. Behind the main house, the property sports a Dutch barn-style two car garage with an unfinished upper loft.
Glover, who is a commercial agent, markets 211 W. Main St as a “possible conversion to office or business.” He’s had the listing for three months.
“It’s in close proximity to the (Berkeley County) Courthouse,” Glover says. A lawyer who toured the property has expressed an interest, and a North Carolina resident has considered establishing a bed and breakfast, he says.
The clapboard house possesses striking features that would be accommodating for either residential or business use. Removed from the roadway, 211 W. Main St. stands out for its large front lawn and wide porch. The entrance opens to a broad living room with wood- and coal-burning fireplace added 30 years ago. Hardwood floors cover the residence except for bathrooms and a utility porch in back.
A parlor with fireplace flanks the living quarters. According to Glover, a homeowner could turn the space — where the schoolhouse was situated — into a den or TV room, while a business could retool it as a conference room.
At least one large bedroom and a sprawling bathroom mark the back of the house. There’s also a screened-in porch on the east side. At one time, the residence sported a complementary porch on the west wing; that’s been walled in for a small office.
The dining room, showing off bead board, wainscoting and 11 foot ceilings, may be the most dramatic feature in the house. Off the dining room stands the kitchen, accentuated by crown molding. A small laundry room abuts the kitchen.
Upstairs, the house shows off a series of open rooms that currently aren’t being used but would stand out as bedrooms in a residence or offices for a business.
“If you ran a small business, you can grow into all these (rooms),” Glover says.
Russell Jolly, a family member, stays in the house as a caretaker of sorts. “It’s a great location,” says Jolly, who notes he would miss the residential use if it’s restyled as a business setting.
The house sits just a few blocks from Moncks Corner’s central business and governmental district.
Heading north and west, follow Interstate 26 to exit 209A, which is the turnoff for U.S. Highway 52. Take Highway 52 into Goose Creek. Proceed 10 miles north from Goose Creek to Moncks Corner. Turn left on East Main Street, which is also S.C. Highway 6. Go close to two miles, crossing Live Oak Drive (U.S. Highway 17A). Shortly ahead on the left is 211 W. Main St.
