Once in awhile, it makes sense to see how other cities’ Realtors market swanky homes.

That was the approach of Daniel Ravenel Sotheby’s International Realty in early June, when it took agents from the luxury real estate firm to the West Coast.

The Charleston agency took part in the 2013 Sotheby’s International Realty Global Networking Event. The program brought in more than 1,400 people from at least 30 countries.

Held June 2-5 at the JW Marriott at L.A. LIVE in Los Angeles, the conference was a chance for sales associates, managers and owners within the Sotheby’s network to meet, swap ideas and forge ties to help build their businesses and drive new leads to their listings, the brokerage says.

“Our annual Global Networking Event showcases the power of our worldwide network, enabling our team of professionals to make valuable connections with their colleagues from all over the globe,” says Philip White, president and chief executive of Sotheby’s International Realty Affiliates LLC.

The Sotheby’s International Realty brand lists more than 13,000 agents in 660 offices worldwide.

“In addition to the networking opportunities, attendees heard from industry experts on a variety of topics pertinent to today’s market, as well as executives from the Sotheby’s Auction House on their latest news,” White says.

The global networking meeting contributes value to the firm and agents, says Dan Ravenel, broker-in-charge and owner.

“It allows us to share ideas and best practices with our fellow brand professionals from all over the world,” Ravenel says.

“We also had the opportunity to learn more about the current state of the worldwide real estate market and how we can best capitalize on the many opportunities that exist today,” he says.

According to the company owner, such events that bring together agents worldwide help distinguish brokerages such as Daniel Ravenel from competitors.

•Six associates join Carolina One in Dorchester County•

A one-time teacher, exercise buff and writer share a common experience — they are among the agents in Summerville now with a large real estate firm.

Rachel Cochran, Maria Emery, Joe Kennedy, Lee Kieseling and Tony Strain are working from the Summerville Trolley Road office of Carolina One Real Estate.

Meanwhile, Heather Broadwell-Derexson has settled in at the company’s Main Street office in Summerville.

According to Carolina One, Cochran brings seven years experience at Carmax in sales and customer service. Originally from Pickens, she has an associate’s degree in office administration.

Emery moved to Charleston from Geneva, N.Y. She has a bachelor’s degree in mathematics and a teaching certificate from Western Governors University. Emery also worked for the Army Corps of Engineers and as a mathematics instructor.

Kennedy, of Fremont, Ohio, held jobs at Anheuser-Busch and Exide Technologies before choosing a real estate career. He studied aerospace engineering at the University of Cincinnati and accounting at Ball State University.

A Realtor for 12 years, Kieseling moved to the Charleston area in 2005. She graduated from Lesley University in Boston with a bachelor’s degree in human development and a master’s of education. Along with real estate, Kieseling has been a teacher, writer and editor.

Strain, of Cuautepec, Hidalgo, Mexico earned her business administration degree from ISEC University in Mexico City. She held positions with Catholic Charities of Tennessee and Vanderbilt University in Nashville, Tenn., before moving to Charleston in 2011.

Broadwell-Derexson, who hails from Texas and grew up in Mount Pleasant, joined the agency’s Summerville Main Street office. While in the Charleston area, she has worked in the retail tourist and hospitality industry and as fitness instructor in Charleston.

•Carolina Park eying completion of new swimming pool•

Within the next few weeks, a sprawling master-planned community in Mount Pleasant will see its first major amenity.

The Residents Club at Carolina Park should open by mid July. The “eagerly anticipated” club will contain a junior Olympic-sized pool with beach entry, kid-friendly water features, an open air pavilion and pirate playground, according to the residential village.

Next to come at some point: an outdoor kitchen, tennis courts and expansive space for outdoor gatherings.

“We’re excited to be opening the club to residents in time for summer, and we hope they’ll be as happy as we are with the amenity,” says Brian Keels, marketing director.

“The club’s central location will serve as a community gathering place where our residents will be able to relax, play and really enjoy time with family and friends,” Keels says. “It’s a centerpiece of the community, and I think it will exceed expectations,” he says.

Carolina Park boasts 1,700 acres for its family-oriented community off U.S. Highway 17 in Mount Pleasant. The property takes in Wando High School and the new Roper St. Francis Mount Pleasant Hospital. It eventually will be home to more than 1,500 families.

Five top regional homebuilders have already teamed up to offer new semi-custom homes starting in the $300,000s and custom homes in the new Riverside neighborhood starting in the $500,000s.

“It’s an exciting time here,” Keels says. Builders will begin framing homes for the next two phases of single family lots, the new Center for Advanced Studies at Wando is being built and a new fire/EMS station is in the design phase. “We’ve seen traffic and sales continue to accelerate,” he says, citing the recent introduction of the Riverside neighborhood and opening of the Residents Club. “That tells us we’re doing something right, and that’s very rewarding,” he says.

•Pierce joins Keller Williams Realty•

The local affiliate of a national real estate company has brought on a marketing and strategic planning veteran as agent.

Randy Pierce recently signed on with Keller Williams Realty. He boasts 23 years of experience in marketing, communications and strategic planning. He oversaw marketing management positions “of increasing responsibility” for a number of Fortune 100 financial services companies.

Pierce, a licensed Realtor, earned a bachelor’s degree in marketing and graduated Magna Cum Laude from The Frank G. Zarb School of Business at Hofstra. He is a professional member of the national chapter of the American Marketing Association.

He studied real estate at Hondros College in Columbus, Ohio, and is a member of the Charleston Trident Association of Realtors, South Carolina Association of Realtors and National Association of Realtors.

Before moving to the Charleston area, Pierce served as a co-team leader on the New Albany Plain Local School Board’s Strategic Planning Committee and was secretary and voting member of the village of New Albany’s Architecture Review Board.

Pierce is married to Elena Pierce, an executive with First Federal of Charleston. Their two children are Ethan, 14; and Julia, 9.

•Metro Charleston seeing continued slide in foreclosure rates•

Slightly more than 3 percent of mortgage loans in Charleston-North Charleston-Summerville are foreclosures, a real estate analysis firm says.

The foreclosure rate in April was 3.09 percent, down sizably from 4.02 percent a year ago, according to newly released figures from California-based CoreLogic.

Despite the sizable slide in homes taken back by lenders, foreclosure activity in the Charleston area remained higher than the national rate of 2.65 percent in April.

Along with a slowing rate of home mortgage defaults, the Charleston-North Charleston-Summerville area is also seeing the delinquency rate decrease. According to CoreLogic, 5.67 percent of mortgage loans were 90 days or more past due as of April, compared with 6.82 percent for the same time last year.

•Brokerage kicks off management at Parsonage Point in West Ashley•

Consider residing in a community with its own boat landing and tennis courts and prices as low as five figures.

The value neighborhood, made up of condos, is Parsonage Point. The village, located in West Ashley, offers “premium condominium living” from the $60,000s to low $100,000s, according to Carolina One New Homes, which is handling sales and marketing.

•Builder launches new neighborhood on south end of Myrtle Beach•

Ryland Homes is expanding its coastal reach again, this time constructing new homes on the Grand Strand in St. David at Windsor Plantation.

Three model homes and three “move-in ready” houses are being framed in the new neighborhood, on the south end of Myrtle Beach near Surfside Beach.

The three ready-to-move-in houses to be finished by October are the Ambrose II, Virginian II and Conyers II, according to Gayle Jinks, vice president of sales and marketing for Ryland’s Charleston-Myrtle Beach division.

Here’s a closer look:

• The 1,998-square-foot Ambrose model boasts three bedrooms, two baths and a two-gar garage and is priced from $269,000.

• The two-story Virginian II floor plan, priced at $304,000 with two-car garage, provides 2,547 square feet of living space with four bedrooms and two-and-a-half baths.

• The Conyers II amasses 2,574 square feet as the largest floor plan Ryland Homes offers at St. David at Windsor Plantation. It is priced at $314,000 and includes a two-car garage, four bedrooms and three baths.
