Which came first, the home or the scenery?
Unlike the chicken-egg head scratcher, this is simple. Nature wins every time, unless something spoils the pristine view.
Still, who says a comparatively late-on-the-scene dwelling can’t be helped along in what’s to be looked at and how brilliantly it’s displayed.
Such is the case with 1310 Martins Point Road on Wadmalaw Island. Built in 1993, the property overlooks tidal creeks and spotless Wadmalaw Sound. That’s impressive enough. But the 3,114-square-foot residence is angled, windows placed and decks installed just-so. Even Spanish moss-covered live oaks don’t block too much, rendering the images at their most dramatic.
“The house is built to take advantage of the view,” says Peggy Ricker, Realtor with Carolina One Real Estate. She and her son, fellow Carolina One Realtor Greg Ricker, are listing agents. The property — which includes 12.7 acres of land, swimming pool and a crabbing dock — is priced for sale at $875,000.
“We love it. It’s gorgeous,” says Lisa Mack, who with her husband own 1310 Martins Point Road.
Home sights are the most compelling. But the quiet Martins Point neighborhood, a 900-acre conservation village with 43 home sites and a community boat ramp, also catches the eye.
“The community periodically gets together,” Mack says. “It really is a close-knit community,” she says.
“Most of the people out here are semi-retired,” Peggy Ricker says, noting there’s a number of professionals ranging from “college (officials) to judges to pilots.”
The neighborhood , although removed, is not that far from shops and stores. “It’s 10 minutes to the (Maybank Highway) Piggly Wiggly,” Mack says.
While the 1310 Martins Point Road property benefits from the scenery, the dwelling itself has its own set of commanding qualities.
The Macks, who bought the house a dozen years ago, have upgraded the structure over the past several years.
According to Ricker in a brochure, redesigns include a modern kitchen sporting an island with granite countertop, stainless steel appliances, lighted cabinet fronts and under counter lighting. Also, a new water heater was installed, and the house painted inside and outside.
Off the kitchen is an open dining room, which in turn can access a screened-in porch looking out on the pool, oaks, creeks and sound.
The living room showcases a large fireplace with wooden mantel and marble surround as well as a granite wet bar. Features of the main-floor master suite are a tray ceiling in the bedroom, which opens to a private deck; two oversized closets; and a whirlpool tub and walk-in shower for the bathroom. Also on the main floor is a large pantry-laundry room with its own sink, Ricker says.
Four bedrooms are upstairs, with two rooms being used as offices. They include Mack’s workspace with large windows providing striking views of the water. Top floor railings overlook a vaulted foyer.
Other features of the residence are surround sound, a sprinkler system, three car garage, workshop and exercise room, Ricker says.
A landscaped exterior with small front lawn and larger expanse around the backyard pool gives way to woods. The 12-acre site boasts a walking bridge that leads to open fields with blueberry bushes, Mack says.
Ricker, who lives down the street, says the open fields offer another attraction. “This is a wonderful place for horses.”
The property is toward the middle of the Martins Point neighborhood. Traveling south, take Folly Road across the Wappoo Bridge and turn right on Maybank Highway. Follow Maybank for about 10 miles, crossing the Stono River bridge and passing the intersection of Bohicket anf Main roads on the way. Steer right on Bears Bluff Road and go seven miles. At an intersection, turn right on Martins Point Road, which is dirt. Follow the road for about a mile. On the right is the entrance to 1310 Martins Point Road.
