4865 Walking Horse Lane — Nearly 3 acres of land on creek give country feel to rustic house in Meggett

The moment Chris Garvin walked into the house earlier this week, she grew animated.
Right off she explained how the owners’ son “handpicked every board” for the finely crafted living room floor. The back deck, she says, “goes all the way around” the house and includes a screened-in section. “You can go crabbing, fishing” at a small creek on the rear edge of the 2.8-acre property. “There’s deer (and) raccoons,” she says, citing the surrounding woods and marsh.
“It’s just a really cool home,” says Garvin, Realtor with Elaine Brabham and Associates in Charleston.
Garvin is listing agent for the one-story house with open garage underneath, located at 4865 Walking Horse Lane in the gated Meggett Place neighborhood. The property is for sale for $399,000.
Set on a secluded dirt road in a subdivision with no more than five or so houses, the site nonetheless is less than a mile from Meggett Town Hall.
Built in 2006, the 2,250-square-foot home sports three bedrooms, two-and-a-half baths and has its own elevator.
Various features show how 4865 Walking Horse Lane was carefully planned out. In an unusual move, the first rooms upon entering the house are sleeping quarters.
“They put the bedrooms in the front to have entertaining in the back,” Garvin says.
The master suite, reachable from the main hallway, showcases a “comfortable” bedroom with walk-in closet and stylish bathroom marked by tile floors, an ample shower, jetted tub and double vanity, she says.
Two sizable guest bedrooms face out across the hall with a “Jack and Jill” bathroom in between. A pull-down door and stairs provides access to the attic.
Heading past the entry area, the hallway opens to an extra-large living room, accentuated by the meticulously tended “gleaming” pine floors, she says. Bordering the living room is an open, formal dining area that’s raised a few inches from the main flooring.
Catty-corner from the dining room is the cordoned off kitchen, which has a door close to the dining room and large open space with counter at the far end that opens to the living room.
Solid surface countertops and stainless steel appliances including built-in four burner stove, oven, microwave and refrigerator distinguish the kitchen.
The elevator and a laundry with half-bath are next to the cooking center.
Highlighting the dining room and kitchen are wooden cabinets, while natural crown molding, wainscoting and doors set off several rooms. Garvin says the rustic look is appropriate, since the house is “out in the woods.”
The living room opens to a sizable screened-in porch as well as the wraparound deck, providing wide views. Stairs lead to the free-flowing garage area, blocked only by concrete supports and a built-in workshop. The ground level space can house three or four cars, and the owners stored a boat trailer and a mower among other things there, she says. Topping the cement-plank-sided house is a metal roof.
The property line behind the house carries maybe 100 yards to the creek. A workstation with running water and sink is next to the creek, “making clean up easy for the fresh fish, crab and shrimp you catch in your own backyard,” Garvin says in her property write-up.
Meggett Place is a fairly new community with about 20 lots, some of them sold but just a few built on, Garvin says.
Among those occupied parcels is 4865 Walking Horse Lane. She says the property is workable as a place for retirees or for a family who likes to live out in the country yet be just 20 minutes from downtown Charleston.
“Gosh, you could have horses here,” she says. “It’s a great place to retire.” At the same time, “Kids could have fun out here — swimming, (building) a tree house, fishing.”
The residence is toward the northern edge of the neighborhood. Heading south, take U.S. Highway 17 (Savannah Highway) out of town. Steer left on S.C. Highway 162. Go about six miles and turn left on Gibson Road. Travel a little more than a mile and make a right on Church Flats Road. Go another mile and turn right at the gate, which has a code. The entry road is Walking Horse Lane, and ahead on the left is 4865 Walking Horse Lane.
