The kids have moved away, and there’s some money stashed away. It’s time to enjoy the senior years.

But first off, where to live? Ah, historic Charleston would be just the place, the place, the place, the place …

If that’s a recurring dream when you doze off, then a brick veneered carriage house tucked off Meeting Street and a short walk from the Four Corners of Law could be just the spot.

The two-story 1,873-square-foot property with third level dormer room is 12 Ropemakers Lane. Built around 1870, the residence is on the market for $1,235,000.

Potential buyers would probably be “an empty nester or someone who wants a pied-a-terre in town,” says Judy Tarleton, broker and partner with Carriage Properties and listing agent.

The house includes living quarters and a sunroom-sitting area on the first level, bedrooms on the second floor and a bonus room in the former attic on the top level.

“A walled garden is gated for privacy and offers off street parking,” she says in her listing brochure. The brick courtyard, draped by oaks and other tall trees, leads to an “elegant garden room entrance,” she says. Enclosed but with plenty of windows and three skylights, the sitting room has lots of space for furniture.

A door leads to a hallway and then the living room, marked by an extra high ceiling and a gas fireplace along the back wall. Herring bone pattern brick floors highlight the living quarters. Most other rooms include “sparkling” heart pine floors, she says.

The living room opens to the up-to-date kitchen via an arched doorway. Appliances consist of a stainless steel refrigerator, stove, microwave and dishwasher. There are also rows of cabinets.

The far end of the kitchen ties into a dining room. A pocket door designed with slats to resemble a farmhouse door separates the kitchen from the formal eating area. Gracing the dining room are built-in shelves and cabinets.

The dining room has a second entrance to the hallway, which has a second door to the garden room. Also along the hallway is a small archway to a storage closet and the powder room tucked around a corner. A brass sink highlights the half-bath.

Stairs by the living room lead to the second level. The upper floor contains a master suite with extra-large master bedroom , towering ceilings and nearly floor-to-ceiling closet doors. “These are the tallest closets in town,” she quipped.

The master bath showcases tile floors, a clawfoot tub and separate, modern-esque shower. The guest bedroom is also set up as a suite and has 12-foot-plus ceilings. The decent-sized bathroom sports a closet and shower.

Off the hallway is a jibed window that’s been caulked over: Tarleton says it likely could be opened to connect to a second floor flat roof top. The roof could be turned into a deck by removing one of the skylights, she says.

The third floor is a dormer room accessed by “shaker” steps, basically short, square and deep stairs, Tarleton says. The top room has exposed brick walls and room enough for a bed, a few chairs or even a recreational area. A pulley is visible on the wall just outside the third level, which she speculates could have been used to lift goods to a hayloft. The property may have been a horse stable in its early days, she says.

Crown molding and stairway wall squares add architectural interest throughout the home.

The house has been completely renovated in the past 15 years, Tarleton says.

“I’ve had good showings,” she says. “A couple of people have come back a second time.” In her listing, Tarleton says, “You will fall in love with this very special property.”

The house is the second street south of Broad Street off of Meeting. Heading south, take Meeting Street below Calhoun Street to Broad. Continue past St. Michael’s Episcopal Church and pass St. Michael’s Alley. The next left is Ropemakers Lane, which has a dead end sign. Turn left on Ropemakers Lane. The entry gate on the left opens to 12 Ropemakers Lane.
