Local housing hotbed Mount Pleasant topped South Carolina's most expensive list in the 2012 Coldwell Banker Home Listing Report.

The real estate firm's rankings were based on the average listing price of four-bedroom homes with two bathrooms. The nationwide average was $292,152 among the more than 72,000 home listings analyzed in more than 2,500 markets.

The data put some Lowcountry areas among South Carolina's most expensive and affordable listings.

Generally, experts rely on median pricing, saying averages are not the best pulse since it can take a few multi-million-dollar homes to skew things.

Still, this is interesting for homebuyers.

Mount Pleasant ranked No. 1 most expensive in the state, with an average listing price for a four-bedroom home at $378,164. That was enough to beat out North Myrtle Beach, which averaged $373,710, according to the report.

For comparison's sake, the median listing price of the 202 four-bedroom homes in Mount Pleasant last week was $539,500, according to the Charleston Trident Association of Realtors. The price outpaced the $299,949 median price among the 1,556 four-bedroom homes listed in the association's entire database that includes properties in Charleston, Dorchester and Berkeley counties as well as some outlying areas.

Charleston ranked No. 6, with an average price of $276,849.

The Top 10 most affordable rankings for the state was topped by the Richland County community of Hopkins, which averaged $125,508, beating out Walterboro, which tallied $144,363 for four-bedroom homes. Moncks Corner ranked No. 9 with $173,563.

The most expensive in the nation was Los Altos, Claif., at $1.7 million among listings. Perhaps it's fitting since the Northern California city is just minutes from the headquarters of high-paying technology juggernauts like Google and Apple.
