A marketing flier for the Tides condos employs a catchy phrase to attract empty nesters, retirees and professionals interested in the luxury properties.

“Enjoy the next phase of your life where there’s more time for your bucket list.”

First on the list, it seems, would be the condos themselves. And there aren’t too many of those left.

After a sales blitz in 2013, the community overlooking Charleston Harbor dropped from 50 new condos for sale to nine units. A majority of the as-yet-unsold condos situate in the last of three mid-rises built at Tides. There’s also a few new condos in the second building.

Carolina One New Homes, which is handling sales and marketing, penned dozens of deals in the past seven months. The last nine properties range in price from $749,000-$1,799,000 and in size from 2,000 to 4,400 square feet. They include two bedroom units on lower floors and a 2,700-square-foot penthouse condo. Three available condos come fully furnished. “We are going to sell turnkey,” says Miller Harper, project manager of development investor East West Partners.

“Even though it’s a limited offering, there’s a good variety,” says Will Jenkinson, broker-in-charge of Carolina One New Homes.

According to backers, the Tides’ market doesn’t steer specifically to retirees and empty nesters but more generally to forward-looking investors no matter the age. The buyer profile can include younger professionals – some with children – who look to buy now at discounted prices. That way, they can reserve their dream house for future years.

“People are looking at the ‘bucket list’ rather than the ‘to-do’ list,” Harper says.

National accolades, such as from Conde Nast Traveler magazine when it named Charleston the best place to visit for the third year in a row, helped boost demand for the Tides properties, Jenkinson notes.

Still, the Tides’ main customers this year involve local purchasers. “Right now, we are seeing 75 percent Mount Pleasant and Charleston,” Harper says. “The real estate market is doing much better in Charleston and Mount Pleasant,” he says.

Sales figures seem most impressive when comparing them year to year. Including resales, the new homes division has logged 53 transactions thus far this year compared with just four sales through all of 2012. Sales range in price from $500,000 to $1.5 million.

While lagging the single-family market, the luxury condo business has been going through a rebound of its own.

Harper says the community’s clientele tend to be wealthy enough to purchase condos outright rather than go through a lender. “Lots of these buyers are cash,” Jenkinson says. Adds Harper, “Less than half are financed.”

According to a Tides brochure, the community “offers sweeping views of gentle marsh and the iconic Cooper River Bridge.”

Individual condos boast top-of-the-line Viking kitchen appliances, floor-to-ceiling windows, open floor plans and access via private elevator. The mid-rises tout underground parking.

Community amenities, meanwhile, include the Harbor House clubhouse, beach entry pool with cabana bar and summer kitchen and spa and health club including massage rooms.

The Tides embraces 120 condos between the three buildings. The first building, built closest to the Wando River, sold out within a year. That was before the housing market began to crater in late 2007 and early 2008. In the 12-18 months, sales and price figures again started gaining speed across the region.

“We haven’t marketed outside (metro Charleston),” Harper says.

The Tides condominiums hug the northern side of the Ravenel Bridge in Mount Pleasant. To get there from Charleston, cross over the bridge on U.S. Highway 17 North and take a left at the first traffic light on Magrath Darby Boulevard. Turn left on Wingo Way. On the right is Tides condos. From Mount Pleasant, travel south on Highway 17 and turn right on Houston Northcutt Boulevard. Turn left on WingoWay and the condos are ahead on the right at Cooper River Drive.
