Two new hotels are coming to the Charleston area.

Both will rise in MeadWestvaco Corp.’s massive 4,500-acre Nexton development project of homes, offices and commercial sites at U.S. Highway 17-A and Interstate 26 near Summerville.

The first, a 96-room, four-story Courtyard by Marriott, will break ground at 11 a.m. Monday at 1510 Rose Drive on what will eventually become Sigma Drive, according to MeadWestvaco spokeswoman Jennifer Howard.

The second, also a Marriott, will begin construction in the fall of 2014 and open the following year near the other hotel.

The paper giant’s land division and Augusta, Ga.-based Blanchard & Calhoun Commercial Corp. are partnering on both hotel projects in the 148-acre first phase of the Nexton development.

The phase also includes a 100,000-square-foot office building, a 320-unit Parks Apartment complex, a 10,000-square-foot restaurant called Carolina Ale House, which will break ground by Nov. 1, and the future home of South Carolina Research Authority after it moves from International Boulevard in North Charleston to make way for Boeing’s land purchase and possible future expansion.

“With Nexton’s first Class A office building under construction and SCRA, Carolina Ale House and The Parks apartments soon to be underway, Nexton is truly coming to life,” said Kenneth T. Seeger, president of MeadWestvaco Community Development and Land Management.

The Marriott will be the second hotel project in the Charleston area in just over a year for Blanchard and Calhoun Commercial. The company is building a 141-room Hilton Garden Inn on Lockwood Drive on the Charleston peninsula. It will open in March.

Blanchard and Calhoun CEO Vic Mills recently said the Charleston area is primed for hotel growth because of the national and international tourism accolades heaped on the Holy City and the growth of Boeing’s 787 Dreamliner-building campus in North Charleston.

The Summerville Courtyard by Marriott will be among the first in the Southeast to have the new Courtyard room design, which will incorporate stringent environmental standards to reduce energy and water consumption.

Other amenities will include a bistro, lounge, outdoor pool, exercise room, business center, market pantry and artwork from local artists.

The second hotel will be constructed near the Hess station on U.S. Highway 17-A, close to the new Courtyard by Marriott, Howard said.
