•Downtown brokerage rolls out website for historic market buyers, sellers•
In a community with houses dating back three centuries, a real estate firm is promoting its new website geared to classic properties as early as the 18th century.
Daniel Ravenel Sotheby’s International Realty in Charleston says it launched a branded website for the “historic specialty” market. The brokerage matched the specialized website at www.HistoricPropertySIR.com with the Sotheby’s International Realty website, www.sothebysrealty.com.
The site focuses on detailed historic lifestyle, listing information and resources for buyers. It meanwhile helps sellers search for top properties in the historic segment and the sales professionals who represent them. The properties include landmarks, sites on the National Registry and those of design and historic significance.
The historic specialty website lists more than $1.6 billion in historic property listings worldwide and joins previously rolled out Internet pages for Farm & Ranch, Waterfront, Ski and Golf.
All of the specialty market websites point out notable sales and feature geographic area-focused sections and advanced search abilities.
“Time-honored properties offer living legacies for those that own them,” says Wendy Purvey, chief marketing officer of Sotheby’s International Realty Affiliates LLC.
“We created the historic specialty market website to celebrate these homes,” she says.
“From centuries-old European castles to pre-Revolutionary War plantations to National Registry landmarks, we are proud to represent some of the finest historical properties in the world,” Purvey says.
According to Ruthie Ravenel, Daniel Ravenel Sotheby’s marketing director, more than 50 percent of luxury real estate buyers use a lifestyle filter in their online searches.

A Maine native and fan of New England sports teams has switched professions, joining Carolina One Real Estate in its East Cooper locale.
Christopher J. Morin boasts a background as construction builder and manager. He recently signed on with the Mount Pleasant Coleman Boulevard office of Carolina One Real Estate.
“Chris’ broad background in construction and project management qualify him to assist buyers and sellers to manage the complicated process of buying and selling real estate,” says Dave Sansom, manager of the Coleman Boulevard office.
Morin, born in Augusta, Maine, moved to Charleston in 2002. He sports construction management and technology degrees from Wentworth Institute of Technology and Southern Maine Technical College. He was awarded a National Home Builders Association scholarship.

•Hunley Waters neighborhood comes out with more homeowners’ perks•
Homebuyers can slice the price of their purchases 15 percent or more at an eco-friendly North Charleston community based on new incentives.
The financial benefits are available for qualified buyers at Hunley Waters residential neighborhood, according to Cobalt Developments LLC.
Incentive packages apply to recently completed homes in the developer’s inventory at Hunley Waters as well as homes “to-be-built” to homebuyer specifications.
Cobalt Development intends to offer a $4,000 incentive towards closing costs on contracts signed by Aug. 31 on two existing homes and on two “to-be-built” houses at Hunley Waters. The buyer must use a preferred lender.
The incentive program also includes the following:
• Ashepoo model floor plans on lots 9 and 15 qualify for an existing Cobalt Development down payment incentive of $10,000 plus up to $20,000 (subject to homebuyer income qualifications) from a regional non-profit organization.
•Ashepoo models on lots 24 and 35 and two “to-be-built” designs in the Ashley and Ashepoo Extended floor plans qualify for the $4,000 closing cost offer.
“This is a fantastic package for qualified homebuyers,” says Chris Swan, chief executive of Cobalt Developments LLC. “Potentially, buyers could receive up to $30,000 off a new home if they sign a contract by Aug. 31,” he says, adding that a $200,000 home could cost as little as $170,000.
“As the housing recovery leads to increases in new home costs, this is quite a bargain in an increasingly competitive market,” Swan says.

•Goose Creek development turning classic barn into open-air pavilion•
Among the first attractions to stand out at Carnes Crossroads will be the property’s decades-old barn, which builders are converting to a community hall.
The iconic green barn – a fixture on the property off U.S. highways 17A and 176 since the 1930s – will become a central gathering place for the master planned community’s residents.
Construction crews recently started to work “to transform the barn into an open-air pavilion that will serve as a venue for special events such as game nights, resident cookouts and more,” says Daniel Island Real Estate, which is developing Carnes Crossroads.
The remade barn will keep key framework and architectural details to preserve its historical context, the developer says. Eventually, the one-time farm building will serve as the centerpiece of a residential amenities center to include a pool.
Crews are expected to complete the work by early fall, Daniel Island Real Estate says.
•Foreclosure totals skid in June nationally, statewide•
In further evidence of a housing recovery, the national foreclosure rate fell to 2.5 percent in June while South Carolina’s dipped below 3 percent of all mortgages.
Noted analytical company CoreLogic released its June National Foreclosure Report last week.
According to CoreLogic, South Carolina remains sixth highest in June among “judicial states” with 10,168 completed foreclosures. Still, the total works out to just 2.7 percent of all mortgages, off 0.8 percentage points from a year earlier. The national 2.5 percent average likewise was down 0.8 percent.
South Carolina’s serious delinquency rate was 5.1 percent in June, compared with a 5.5 percent share for the U.S. as a whole.
Also according to CoreLogic, the U.S. tallied 55,000 completed foreclosures in June, plummeting 20 percent from 68,000 a year earlier. The completed foreclosure count increased 2.5 percent from 53,000 reported in May.
CoreLogic found that 1 million homes nationwide were in some stage of foreclosure, known as the foreclosure inventory. That’s off 28 percent from 1.4 million a year earlier.
Month over month, the foreclosure inventory dipped slightly in June from May. It represented 2.5 percent of all homes with a mortgage, compared with 3.4 percent in June a year ago.
“So far this year, distressed inventories have fallen dramatically, down 14.4 percent, and serious delinquencies are down 15.9 percent,” says Mark Fleming, chief economist for CoreLogic. “In the first six months of 2013, the stock of seriously delinquent mortgages has dropped by 412,000.”
Florida leads the 50 states in completed foreclosures as of June at 107,000 and posted the highest foreclosure inventory at 8.6 percent of all mortgaged homes.
“Completed foreclosures continued to drop for the 19th straight month. The improvement is broad-based, with 49 states posting a year-over-year decline in foreclosure rates in June,” says Anand Nallathambi, president and chief executive of CoreLogic.
“The housing market is clearly on the mend, but we expect the ultimate conclusion of the present housing down cycle to be another several years away,” he says.

New associates at Carolina One Real Estate bring backgrounds in financing, lodging, math and religious pursuits.

Arnsdorff, a 25 year veteran of the hospitality industry, previously held positions at Marriott Hotel Group and as group sales manager for Wild Dunes Resort. White counts more than nine years’ experience as a Realtor, mortgage originator and manager of an escrow and title company.
Born in Colorado, she relocated to Charleston by way of Tennessee and Kentucky. She has 5 children and enjoys softball, volleyball and fishing, Carolina One notes.
