Avana at Wescott — New owners perk up modern apartment-home village in lower Dorchester County

Plenty of residential places display how “close” they are to shopping and schools by pointing to maps or listing directions.
In Angela Chumley’s case, all she has to do is swivel in her chair or walk out the front door.
Chumley is community manager of Avana at Wescott, a 290-home rental enclave set on Old Glory Lane just off Dorchester Road.
The luxury property, purchased by Greystar in November of last year, is within walking distance of the public elementary school. Lowe’s home improvement center is less than a mile, And the apartment homes are across the street from a shopping plaza set to open in six months with a Harris Teeter now being built, Starbucks and Five Guys Burgers and Fries. Unveiled in 2008, Avana at Wescott has maintained a higher than 90 percent occupancy rate this year even as two new upscale complexes are gearing to open within a few miles.
“I think the location” is a big plus, she says, noting the village’s proximity to retail outlets. “Fort Dorchester Elementary is right there,” she says, motioning from her corner office in the clubhouse-sales center. Also close by are Fort Dorchester Middle and High.
As indicated by its name, Avana at Wescott is loosely affiliated with Wescott Plantation residential development in North Charleston.
“The (Wescott) golf club gives stuff for residents, like discounts,” says Chumley, of Greystar, which also manages the property.
Avana at Wescott relies on market forces to set rates, which are adjusted weekly. The latest prices are posted on the community’s website.
Spread about the campus are a dozen buildings ranging from 24 to 32 units.
There are four floor plans. The one-bedroom, one-bath version is 833 square feet and priced at $843-$851 a month depending on availability. The two-bedroom, one bath design is 1,122 square feet and rents for $853-$1,043 and a 1,164-square-foot two bedroom, two bath style is $1,059-$1,294. The three bedroom, two bath look at 1,438 square feet goes for $1,191- $1,261.
Perks vary by apartment homes but include whirlpool tubs; screened-in porches, balconies or sunrooms; and tray ceilings on the top floor units. Accent walls are also available.
Charleston-based Greystar, one of the country’s largest apartment owners and managers, has gradually spiffed up the community since taking over management eight months ago, Chumley says. The latest improvement is to install new cabanas at the cloverleaf-shaped swimming pool just off the clubhouse-sales office. The community sports a playground as well as a screened-in lanai attached to the clubhouse complete with kitchen and seating areas. A large lobby, 24-hour fitness center, tanning bed, business center and TV room are in the clubhouse.
Available for rent are 68 garages, including 30 attached units; and 38 storage units.
Greystar’s upgrades aren’t just physical. Chumley says, “We have a ‘cares’ team,” which helps arrange three socials a month in the lanai or by the pool.
“It’s important to build a community, rather than have a complex,” she says. “When you build a community, more people want to stay.”
The apartment village is just north of Wescott Plantation. Heading west on Interstate 26, travel to exit 209B, which is Ashley Phosphate Road. Turn left and follow Ashley Phosphate to Dorchester Road. Steer right and go two miles. Make a right off Dorchester onto Old Glory Lane. On the right is Avana at Wescott.
