Square footage is an appropriate measure of a home’s size. But what’s not counted can sometimes accentuate the already ample ambiance.

An example is 739 3rd St. in the tiny, gated Scanlonville neighborhood next to Remley’s Point and just across the Ravenel bridge in Mount Pleasant.

The property boasts a two-story brick house stepped off at 4,326 square feet. That’s impressive, even though the residence is obscured a little by shade trades and doesn’t look grandiose.

Still, consider these extras at 739 3rd St., which is on the market for $1,349,900, that are not included in the official measurement incorporating heated and cooled space only.

More than 1,600 square feet of decks and porches flank three sides of the house and provide outdoor spaces off bedrooms and living quarters, says Margaret Hekker, of Lighthouse Realty Group and the home’s listing agent.

There’s space to install a spiral staircase to a “huge” unfinished attic if a buyer wanted, for instance, to build a recreation room.

Detached from the main house but feet away is a three-car garage. A finished upstairs room over the garage, which doesn’t have a bathroom but could be fitted for one, is included in the size figure.

On the more esoteric side, the property offers its share of outdoor perks, which could be thought of as breathing “space.” The back yard claims a patio with fire pit and extends to wetlands that can carry adventurers to the Wando River at high tide.

“It’s right on the marsh. You can actually kayak,” she says.

Meanwhile, there’s a “great harbor view (and) view of the Cooper River Bridge,” she says.

“I feel like for this price, it’s hard to get this kind of house in Mount Pleasant,” Hekker says. “You are minutes from downtown.” The house is on a “pretty decent sized lot.” And Remley’s Point Boat Landing, less than a mile away, is a convenient place for a boater.

Features of the five-bedroom, four-bath residence are more than just size-related, though.

Heart pine floors cover most of the house; 10 foot ceilings with crown molding provide an elegant, open feel; and a host of windows keep the house light and airy. The updated kitchen shows off stainless steel appliances including six burner stove and Fisher Paykel dual-sided dishwasher, distressed-style cabinets and granite countertops. Off the kitchen is a casual eating area and a sunroom with clear sites of the pristine surroundings.

Toward the front of the house, the master bathroom and formal dining room each have French doors that open to a lengthy front porch.

“It’s just very relaxing,” Hekker says.

The first-floor master suite showcases a sizable bedroom that opens to the back porch, a walk-in closet and a sprawling bathroom with marble floors, whirlpool tub, separate shower and porch doors. A first level hall bathroom with pedestal sink includes a shower-tub combination, making it a full bath instead of a powder room.

“It feels very European,” she says.

Four more bedrooms are upstairs, including a pair of sleeping areas linked by a Jack and Jill bathroom. Another bedroom suite touts a custom styled full bath. The second level sports a couple of cleverly designed rooms: a computer nook with a door for privacy and a laundry room touting brick floors.

Hekker says the property would be natural for a family, given all the bedrooms and the sizable yard. Even so, “I’ve had a lot empty nesters looking here, with the master bedroom downstairs, the privacy, but (also) room when guests come.”

The house is toward the middle of Scanlonville, which has one short street. Traveling west, cross the Ravenel Bridge to Mount Pleasant. Stay left onto Johnnie Dodds Boulevard (U.S. Highway 17 North). Take a left at the second traffic light, which is Mathis Ferry Road. Follow Mathis Ferry for about a mile and steer left to 5th Avenue at Remley’s Point. Proceed nearly a mile and swing right on 4th Street. Take the first left, which is 3rd Street. Once through the gate, pass a house or two. On the left is 739 3rd St.
