If golf isn’t your game, then try fly fishing — or swimming, tennis, boating or horseback riding. At Oldfield, finding things to do is really quite easy.

That’s how backers pitch the residential community, launched in the early 2000s about 20 minutes west of Beaufort and Hilton Head Island.

The 860-acre neighborhood on the Okatie River is established. About 400 of 550 lots are sold and dozens of homes from 2,400 to 3,000 square feet and up are built and occupied.

The scenic enclave is “only 10 years old,” says Jan Ferguson, lead sales specialist. Yet Oldfield is “75 percent sold,” she says.

At the same time, the community wasn’t immune from the housing downturn. Homes are priced from the low $400,000s to $1.5 million and lots from $50,000 to $575,000, which is 40 percent off their original values.

Ferguson cites a number of factors for the community’s impressive interest. Oldfield is diverse. Buyers are young and older, families and empty nesters, snowbirds and second homeowners, according to marketing coordinator Hilary Bumm.

The neighborhood, too, showcases scores of activities. And it offers buyers a variety of ways to craft a house such as the Pre-designed Home Program where houses are customized and then built on site. There’s even Discover Oldfield, where people can lease properties for $199 a night with meals included. The community also promotes the club for destination weddings.

Another highlight for the luxury subdivision is its location between Savannah to the south and metro Charleston up Interstate 95 and U.S. Highway 17. That gives homeowners in Oldfield places to visit or to go to shop. Conversely, residents of the larger cities may eye the village as a place to relocate to or to buy property for retirement.

The community hasn’t stopped growing. A total of 22 homes are under construction, Ferguson says. Oldfield is in phase two of Lakeside Village, a new neighborhood with houses framed by custom builders. The three floor plans are priced from $419,000 to $459,000 and lots are from half-an-acre. “The style is very ‘Low Country,’” Ferguson says.

All the while, the community is picking up resales: 32 homes are in the local Multiple Listing Service.

As an enclave with a few years under its belt, Oldfield is developing a neighborly feel. “There are four or five big events: oyster roast, Low Country boil, chili cookoff,” she says. “It’s a very all-inclusive community.”

At the same time, Oldfield’s amenities haven’t lost their appeal.

Among them:

• Oldfield Country Club with a Greg Norman-designed championship golf course. The layout was recognized by the Audubon Society as an eco-friendly golf course community.

• Three community boat docks, which offer residents generous terms for mooring their boats temporarily.

• Equestrian center.

• Swimming and tennis facilities.

• Fitness center.

• The only Orvis certified fly-fishing school in the Low Country.

• Outfitter center with a certified naturalist onboard.

• Ten miles of trails for walking, jogging and biking.

• Golf cars are allowed to be driven throughout the community.

Ferguson says maybe the biggest seller is the outdoors itself: “natural beauty of historic oaks, wildlife, egrets and blue herons rolling through the property.”
