The Lyttons were so fond of their house in Fort Mill that they brought it with them — figuratively speaking — when they relocated to Charleston.

Actually, the couple used the same exact floor plan for their Lowcountry house, built in 2006, as they had in the Upstate. Gary Lytton works for a homebuilder, and it’s one of their plans. His wife Carolyn says the models are so similar they knew precisely where to hang paintings in the Charleston area house, at 107 Ashley River Drive in lower Dorchester County.

“We liked it so much, we rebuilt it,” she says.

Now, Gary Lytton is prepared take a new job with the homebuilder in Atlanta, and the couple are selling the house. The price is $499,900. The 3,052-square-foot residence with 1.75-acre lot is in the Mateeba Estates neighborhood off wooded S.C. Highway 61 west of Middleton Plantation.

“It’s a nice solid sturdy home (with) a lot of good amenities,” says Behren Kittrell, of Charleston Flat Fee Real Estate and listing agent.

Mateeba Estates is a small neighborhood of 30 or so homes with acre-or-larger lots along Ashley River Drive and a few branching streets, both paved and unpaved. The community, which also has a dock on the Ashley River, imposes a negligible $50 a year homeowners’ dues.

While removed, the property is just a few miles from Summerville heading northwest on Highway 61 and a few miles from West Ashley neighborhoods and Bees Ferry Road traveling southeast, Kittrell says. “It’s 15 minutes to Citadel Mall,” she says.

Additionally, the house is close to riding stables including stalls at Middleton and the Mateeba Estates Equestrian Center.

Because of the neighborhood amenities and reasonable home size, Kittrell sees the five-bedroom house as a logical choice for a family. “I think it’s someone who is looking for the quality of being in a neighborhood like Stono Ferry” — which likewise has a horse stables — “but wants to be in the country.”

Another perk is the home’s third story, now used as a walk-in attic for storage, could easily be converted to a bedroom. Carpeted stairs lead to the top level, which “would be a great play room or pool room,” she says.

The brick house is set back from Ashley River Drive, providing a sizable front yard. The back lawn is also spacious. The property line stretches into adjacent woods.

A brick-floored front porch marks the entrance to the house. Flanking the foyer are a formal dining room on the right, rimmed with wainscoting; and a plush living room on the left. The house opens to a two-level great room complete with fireplace and Palladian-style windows. Next to the great room is an eat-in kitchen sporting granite counters, an island with underneath space for a microwave and stainless steel appliances including five-burner gas cooktop and double ovens.

The extra-large master suite is on the ground floor. Along with a sizable master bedroom, the suite consists of a luxury bathroom housing a Jacuzzi tub, oversized tile shower and double vanities. On the second level are four bedrooms, two on each side of a catwalk-like hallway.

The property holds both an attached two-car garage and a detached woodworking studio. The 764-square-foot shop comes with two garage bays, a reverse osmosis system that feeds the house and wiring for cable television.

Architectural and high-end flourishes are in ready supply, such as eight-inch crown molding, tray ceilings, surround sound in the living room and a copper roof over the front porch (shingles account for the bulk of the roof).

Kittrell says the Mateeba Estates neighborhood is flexible when it comes to covenants and restrictions. That’s a perk “for someone who truly doesn’t want to live in a neighborhood,” she says.

The house is near the entrance to Mateeba Estates. Heading west, take St. Andrews Boulevard, which becomes Ashley River Road (S.C. Highway 61). Follow Highway 61 across Sam Rittenberg Boulevard and continue right , avoiding Paul Cantrell Boulevard and Glenn McConnell Parkway. Go about 13 miles passing Drayton Hall, Magnolia Gardens and Middleton Plantation. Less than two miles ahead, turn right on Ashley River Drive. The second house on the left is 107 Ashley River Drive.
