It’s almost serendipitous that a broad, stuccoed house with German windows and “Juliet” balconies would be raised on an Old Worldly-named street.
But not everything was so lucky for the dwelling at 918 Casseque Province. Sitting on nearly an acre in Snee Farm in Mount Pleasant, the house is neatly framed on the outside. But there’s plenty of work left on the interior.
Now bank owned, the property is like a painting that was stopped in mid stroke.
The 5,807-square-foot custom home, “built” in 2010, is on the market for $599,900. The expectation is that a buyer would spend a sizable chunk of change to complete the project.
Such a purchaser would be “someone who has good taste (and) understands the quality of construction,” says Gil Aviles, who runs Aviles Real Estate Brokerage with his wife Susan Aviles. They are listing the property. “This is like a fort,” he says.
Structurally bolstering the house is a host of upgrades, notably super-strong Autoclave Aerated Concrete floor panel and block construction. Copper gutters, 30-year architectural shingles and copper roofs are in place.
At the same time, the interior has been roughed out and gives form to everything from a Roman tub to library with towering skylight that looks out on the great room.
The home “just needs the finishings to be complete — some sheetrock, landscaping, trim, flooring, paint, cabinetry installation,” Susan Aviles says in the listing. She says most materials were already purchased.
The house expects to be energy-efficient. Highlights are a geo-thermal mechanical heating, ventilation and air conditioning and hot water system; and open-cell spray insulation.
Another set of perks are tilt-turn Henselstone windows and doors. The German engineered products are hurricane resistant; The windows can be opened two separate ways, to the side or upward.
“You can count on extraordinary low utility and maintenance costs, insurance benefits and also tax credit advantages,” she says in the listing.
According to the Aviles Real Estate information, the house and property as designed would showcase scores of distinctive interior features, including:
• A sizable foyer and 26-foot-high family room with a wrap-around grand staircase and central octagonal tower.
• A study, library, wine cellar and balcony overlooking the main living area.
• A two-way gas fireplace that opens into the family room as well as the adjacent formal dining room, which boasts a built-in china cubby and full butler’s pantry.
• A nearly-400-square-foot kitchen. As planned, the culinary center will include a wooden soffit-and-barrel ceiling, two kitchen islands and an indoor herb garden with a light tower overhead. Off the kitchen is a breakfast area ringed by windows. There’s also a walk-in pantry with wooden walls, shelves and room for an additional upright freezer.
• A mud room, which open onto two garage bays and a workshop.
• An oversized first-floor master suite sporting a sitting area, two walk-in closets and private laundry. Spotlighting the master bath is a circular ceiling that accents a glass block, walk-in steam shower and a Roman tub with waterfall and another light tower.
• A spacious second floor featuring two bedrooms with their own baths on one side of the home and two bedrooms with a shared bath on the other side. There’s also a recreation room and a second floor laundry.
• A surround sound and security system.
Also on the property is the completed foundation for a large back porch and swimming pool, which rim an existing backyard pond.
One of the finished amenities is a detached landscape shed with attic storage. The shed, located just off the driveway, is in keeping with the home’s stucco design. There is an attached two-car garage and workshop, which could be turned into a third vehicle bay.
Subject to membership fees, Snee Farm has its own pool, tennis courts, clubhouse and private Snee Farm Country Club with championship golf course.
“You don’t see these kinds of homes every day,” Gil Aviles says. “It’s more from Europe.”
The house is not far from the golf course’s 18th hole. Traveling north, take U.S. Highway 17 past the Isle of Palms connector. On the left is the Snee Farm main entrance. Get on Snee Farm Parkway and go to the traffic circle. Pass two exits and take the third, which is Farm Quarter Road. Travel on Farm Quarter Road to Casseque Province and turn right. On the right at the corner of Casseque Province and Chersonese Round is 918 Casseque Province.
