•Charleston area real estate group names leadership teams•
From president to directors, scores of agents and brokers assumed or renewed positions with the Charleston Trident Association of Realtors.
Named to top posts for 2013 are Owen Tyler of Carolina One Real Estate’s downtown office, association president; Dave Sansom of Carolina One’s office on Coleman Boulevard in Mount Pleasant, Multiple Listing Service president; and Dan Henderson of CCBG Real Estate Group, president of the association’s Commercial Investment Division.
Tyler is broker associate with Carolina One’s office at 49 Broad St. He has more than 12 years experience in real estate, the last seven years involved with Realtor leadership at the national, state and local levels.
According to the association, Tyler has the expertise to ensure that its more than 3,000 members have the best technical and professional resources available.
He has won a host of real estate honors and accolades, notably the S.C. Realtors C. Dan Joyner Community Service Award.
Tyler is also committed to philanthropic work. He has been involved with the Realtors Housing Opportunities Fund for nearly a decade and has served on the S.C. Realtors Housing and Diversity committee. He also was appointed to the board of directors of the Children’s Trust of South Carolina.
Tyler, a Mount Pleasant native, graduated from Clemson University with a bachelor’s degree in accounting.
Separately, Sansom grew up in western Pennsylvania near Pittsburgh, graduating from Grove City College in Pennsylvania in 1995 and going to work for The May Co. as a business unit manager. According to the association, Sansom credits his experience at May Co. as giving him the opportunity to develop analytical and negotiation skills that have made him successful in real estate.
He and his wife Nancy moved to Charleston in 2000, the same year he began his residential real estate career. Sansom sold real estate for eight years before being named broker-in-charge of more than 80 agents in Carolina One’s office at 195 W. Coleman Blvd. in mid-2008. The Sansoms have two sons, ages 6 and 9, and live in Dunes West in Mount Pleasant.
Henderson is a commercial broker who has been a member of the Charleston Realtors association since 1994. He has served on various committees, including board of directors from 1999 to 2001 and professional standards.
He formed Coastal Commercial Brokerage Group, now CCBG Real Estate Group, in fall 2003. Before that, he was a top producing commercial broker with a number of leading Charleston area firms. Henderson, who holds the CCIM (Certified Commercial Investment Member) designation, is an adjunct professor at the College of Charleston and a featured real estate columnist for The Charleston Mercury.
Henderson earned a bachelor’s degree in marketing from the University of Kentucky and a master’s degree in business from Charleston Southern University.

•Agent expands real estate venture to include personal, financial services•
A local business known for its “boot camp” to help prepare people to buy a home is broadening its scope and changing its name.
Vonnie Judge, a Charleston area real estate agent, says she has restructured her company to include housing, financial business and personal services.
Also, her venture is renamed Judge Financial Services LLC. It had been Carolina Housing & Financial Services.
“I am excited that we … also (started) a Sunday radio 30-minute segment on WJNI 106.3 FM to provide information and connect with the community and other businesses,” she says.

•Cane Bay stays on list of top-selling master-planned communities•
Its sales numbers rose by double figures, but Cane Bay wound up dropping one place on a consulting firm’s compilation of master-planned villages.
California-based John Burns Real Estate Consulting conducted the tally. The company says that transactions were up an average 46.6 percent for the top 50 communities — reinforcing signs of a recovering housing market.
By comparison, Berkeley County-based Cane Bay saw a decent but not quite as strong 23.6 percent hike to 214 home sales last year from 174 sales in 2011. The community’s ranking dipped from 49 in 2012 to tied for 50 this year with Fiddyment Farm in Roseville, Calif., near Sacramento.
Gramling Brothers Real Estate and Development is the developer of Cane Bay, launched in the later 2000s.
Villages of Lake Sumter in central Florida held the top rank with 2,851 net sales, although second place Irvine Ranch in southern California posted a higher percentage increase. The Villages’ sales in 2012 are double the second highest selling community.
Together, the top 50 communities racked up 22,806 new home sales last year, compared with 15,599 new home sales in 2011.
Master-plans in Texas and Florida dominate, according to John Burns Consulting.
Texas accounts for 15 of the top-selling master-planned communities, with a dozen in the Houston area.
Net prices are rising in Houston, with substantially improving market conditions, says Ken Perlman, senior vice president for the consulting group.
“Builders (are) selling homes just as fast as developers can deliver lots,” he says.
Sales remained very strong in Florida master-plans, despite lagging job growth in several metros, John Burns Consulting says. Nine of the 50 top-selling master-planned communities are in Florida.
Nine developers had more than one master-plan in the top 50. Newland Communities has six such communities, combining for 2,393 new homes sales in 2012.
According to John Burns Consulting, consumers seek the types of amenities found in most master-planned communities. In a survey of more than 20,000 consumers nationwide, the consulting group found house hunters looking for attractions such as a pool, 44 percent; clubhouse, 58 percent; community recreation center, 51 percent; and water or lake amenity, 40 percent.
Jody Kahn, senior vice president and manager of the study, says, “It was gratifying to see the strong sales improvements at nearly all of the master-planned communities. In addition, net prices are increasing in most of these desirable locations, and in some cases builders were intentionally limiting sales in the second half of the year while pursuing better margins,” he says.

•Ryland names sales counselor for Brickhope neighborhood•
Veteran real estate agent Tina Jones is a top new associate on the scene of an emerging Berkeley County community.
She is home sales manager at Brickhope Plantation in Goose Greek, according to Ryland Homes in the Charleston/Myrtle Beach region.
Jones has spent more than 16 years as a top producer in new home sales with community developers and other national homebuilders in South Carolina, says Don McDonough, division president for Ryland in the Charleston region.
The University of South Carolina graduate is a licensed Realtor and received the coveted sales professional certification from the National Association of Home Builders, according to Ryland.
“We expect Tina to play a major role in our growth and development in the Charleston-Myrtle Beach region,” McDonough says.
Ryland Homes builds three, four and five bedroom single-family homes at Brickhope Plantation priced from the $130,000s.
Ryland currently operates in 17 markets across the country and has built more than 285,000 homes and financed more than 235,000 mortgages since its founding in 1967.
•NAI Avant picks top local producing brokers•
If it were a basketball game, Dexter C. Rumsey IV saved his best for the right time — the fourth quarter.
Rumsey, broker with NAI Avant in Charleston, was recognized as top producing broker in the last three months of 2012. NAI Avant, which honors its top sellers every quarter, says it was an exceptional year end for the commercial agent.
He was awarded “top producer” out of more than 40 brokers in both the Columbia and Charleston offices.
Other top producers were Thomas M. Boulware, CCIM; Paul Hartley, SIOR; Ben Kelly, CCIM; Tom Milliken; Walter Monteith; Bobby Hathaway; Macon Lovelace; Nick Stomski, SIOR; and David Grubbs.

•City to celebrate Park Circle revitalization with block party•
A free event to mark the second phase of award-winning Oak Terrace Preserve will be held 11 a.m.-3 p.m. today at the North Charleston village.
The “block party”, a follow-up to a formal announcement held Friday, will take place at 1500 East Liberty Park Circle.
According to the city of North Charleston, the party “is designed to celebrate the neighborhood’s progress over the past six years.” It is also to mark the construction of the second phase of homes, and will feature food, games, kids’ activities and live entertainment. The public is invited to the block party, which is no charge.
On Friday, North Charleston Mayor Keith Summey and Councilman Bob King made public remarks at the entrance to the Oak Terrace Preserve neighborhood on the community’s expansion and on upcoming redevelopment projects in the city’s historic district.
They also addressed the city’s pending plans to revitalize sections of Rivers Avenue and the northern end of the former Naval Base. Clearing the way for the restoration is a December 2012 rails settlement with the state of South Carolina.
“Oak Terrace Preserve opened the doors for the revitalization of Park Circle’s residential neighborhoods,” Summey says.
“Until construction began on phase one, there had not been a new housing development in the Park Circle area for 50 years. Now, young families are coming back to the neighborhood, and private residential developments, like Mixson and Hunley Waters, are gearing up.”
Summey says new construction is gaining momentum, as the housing industry is recovering from the national recession of 2008.
Oak Terrace Preserve is in walking distance to Charleston County School of the Arts and nationally-ranked Academic Magnet High School.
As a city owned project with public and private partnerships, the neighborhood has received national recognition over the past five years. That includes being listed by Green Builder Magazine as one of the ‘green’ neighborhoods in the United States.
“We’ve come a long way in six years, but I truly believe the best is yet to come,” the mayor says.
Oak Terrace Preserve is a 55-acre sustainable community owned by the city of North Charleston and developed by private contractors. Upon build-out, Oak Terrace Preserve will feature 374 homes and townhomes, a network of pocket parks, and hundreds of preserved trees, among them grand oaks. The second phase will involve construction of 52 single-family houses and 16 townhomes in the next 18 months.

•CARES, ownership center to team on house-buying educational sessions•
A local agency and nonprofit resource group are hosting seminars on the “Road to Homeownership,” aimed at people who are looking to buy a house.
Complete Action Real Estate Services is sponsoring the free workshops, to be hosted by Homeownership Resources Center.
According to the center, the seminars will focus on the advantages and disadvantages in owning a home, so that the consumer may make a sound and informed decision. They are being offered to people who are curious about the real estate market.
The first seminar in the Road to Homeownership series is “Renting vs. Buying,” which will be held today 10 a.m. to noon. This workshop is free but space is limited.
“These seminars reflect the time and dedication of CARES,” says Deborah Jones, broker-in-charge. “We care about educating the potential buyer about the homeownership process and what to expect in this real estate market.”
