Big box store development limits upheld in Mount Pleasant
MOUNT PLEASANT — Limits on the size of “big box” shopping center buildings were upheld Monday in a unanimous vote by the Town Council Planning Committee.
The 3-0 ballot, with one committee member absent, keeps intact a zoning code rule that the ground floor of a building, the “footprint,” is limited to 70,000 square feet if it is part of a project on less than 50 acres.
The vote could sidetrack a development planned across from Towne Centre on the 40-acre Gregg Tract, where Henrich Properties envisions three big box stores. Two of the stores have footprints of more than 100,000 square feet each.
“It really has become about our project,” said Ben Henrich, president of Henrich Properties. “Not everyone in Mount Pleasant is opposed to what we are trying to do,” he said.
Henrich said he will continue to move ahead on the project in anticipation of a full Town Council vote next Tuesday. He planned to meet Monday night with Snee Farm residents who live next to the Gregg Tract.
“This was not about an individual developer,” said Council member Linda Page.
Page and Council members Thomasena Stokes-Marshall and Elton Carrier voted to uphold the provision in the town zoning code limiting big box development. Council member John Burn was absent from the committee meeting because he was out of town, Page said.
Because of public interest in the issue, the committee meeting Monday was moved to the more spacious Council chambers where a packed house was present, Page said.
Henrich has said that tenants would be a home improvement store, a wholesale retailer and a national sporting goods outlet.
